I rent my condo through an agent. I had to leave BKK to apply for my B Visa from KL. I informed my agent I was leaving as I thought the landlord applied for the TM30. She said I have to send another document to immigration within 24 hours of returning. Is this correct?

TLDR : Answer Summary
When returning to Bangkok after a trip, tenants must ensure their landlord files a new TM30 form within 24 hours. Although it is primarily the landlord's responsibility to file the TM30, tenants need to provide their landlord with relevant documents such as a copy of the entry stamp and passport. While the initial message suggests that an additional document is needed besides the TM30, specifics about this document are unclear and may vary by immigration office.

In Chiang Mai the tenant was being charged 1600 baht fine for not having a TM30 or not updating it upon returning from being out of the country. Yes, it was the landlord's responsibility, but it was easier for the immigration officer to fine the farang in front of them than pursue the landlord. It has pretty much been a case of "if you want the visa/extension, and you don't have an updated TM30, you pay the fine

Let me try to untangle this , TM 30 is the responsibility of your landlord to file every time you return to Bangkok, and you have to provide your landlord copies of your TM 6, your passport main page and the page which has you entry stamp ( the thing is most landlord do not understand and the thai government never educate the landlord to take up the responsibility, well this is thailand, until recently the major business association filed a big complaint to the immigration, and from what I heard, they are cancelling the TM 6 n TM 30 in the future, in 3 months? In 6 months, nobody knows , you just have to stay close to the news

No, it is not the responsibility of a land lord, NO you do not file every time you return to Bangkok. If a landlord want to rent out property he/she need to know the rules, there are more rules than just collecting money, NO it is not a duty of the Government to teach you how to do a job. People may complain and even may write news paper head lines, but do not believe all you read. The Immigration Office is not cancelling the address registration, even after some foreigners complained about it

And all the landlord need from you is a copy of the id page of your passport and a copy of the TM6 Departure card with the number. AS others like to push their agenda, if your landlord is taking care, you only provide the information and you do NOT need to do anything else.

A new TM30 has to be filed every time you return to your address after a 24-hour trip.

You only need to file a TM30 when you return back to Bangkok, ad I can't think of any other documents you need to file.

I think it is a TM28 we have to fill in on our retrn. The landlord does the TM30. BUT as always it depends on which Imm office u report to. They are all different.

yes...correct David N Viscuso, the file is made on return...I've spoke with immigration...my neighbour. ...he said its never your responsibility to go fill in the TM30 if you don't own the property. .but the best you can do is to make sure your landlord does it.and yes,,immigration officers speak different everywhere..but this is fact on paper πŸ‘πŸ‘

She didn't say what it was. Just that she'd put it in my mail box and I'd have to send it immediately when I get back.
