What are the requirements for TM30 submission and 90-day reporting for a Non Immigrant Visa 'O A' in Thailand?

I am in the process of applying for a Non Immigrant Visa 'O A' based on retirement and hoping to arrive on or about 18 December.

I have two questions:

1. On the first night I will stay in a hotel so I guess the hotel will sumit the TM30. The next day I will go to my prebooked condo. Does the condo owner or me, as the leasee, have to submit the TM 30?

2. In regard to the 90 day reporting do I have to report on arrival, or is this done at immgration at the airport, meaning that I report 90 days from arrival?

I have looked through various commentts and can'tt find an answer.

, as you will be entering on a year-long, multi-entry Non-Immigrant Type O-A (Long Stay) visa make SURE when you stamp into the country that they stamp you in for a whole year.

We are seeing more and more people stamped in wrong when they enter and then they have to go and get the entry stamp corrected at the immigration office.

Check your stamp while you're at passport control before you walk away from the counter :)

When you go to your condo, swing by the immigration office in Blu Port Mall in Hua Hin and file your TM.30 on your own. They are NOT hard core about having the owners i/d, the house book etc and you can do it all on your own there without any issue. (do take your lease ;) )

As far as how the 90 day reporting works. When you enter the country the 90 day clock starts counting down and IF you are in the country 89 days later (because they count the day you enter as day 1) you are obligated to file a 90 day report.

You can do it at Blu Port Mall as well. So going from your estimated arrival date of Dec 18th, your FIRST 90 day report will be due around the 17th of March 2019.
