Do I need to notify my landlord to file a TM30 when moving from a hotel to a rental condo in Thailand?

I have a question about TM30 filing. So if I were to land in BKK and stay in a hotel for a few days, I assume that hotel will file the TM30. I then proceed to my rental condo in UTH . Do I need to notify my land lord to file TM30 too?

If I were to fly straight to UTH, I assume I will need to notify my land lord to file my TM30 as well?

Thanks ๐Ÿ™

TLDR : Answer Summary
The TM30 filing is a legal requirement in Thailand for accommodation providers to report the presence of foreigners. If you arrive in Bangkok and stay at a hotel, the hotel should file a TM30 for you. When relocating to your rental condo in Udon Thani, it is necessary to inform your landlord to file a TM30 as well. This also applies if you fly directly to UTH, as any change of address requires a new TM30 filing. It's crucial for compliance, as immigration authorities are strict about TM30 regulations.

The landlord/hotel etc are obligated by law to notify the authorities whether you tell them or not.

Yes your landlord needs to file w TM30 and hence you need to notify him.

Just curious how living on an airport is working out :p

I heard that if you have a multiple re-entry, you no longer need to do the TM 30 after a trip outside Thailand (of course, by doing it on the validity date). Can someone confirm if this is correct or not!?

i was by the immigration officer last trip I was required to do one...even on a visa run to Cambodia

that's not true. Nothing changes the TM30 law. The property owner must report all foreigners that are staying at the property within 24 hours.

Technically your tm30 'check in date' should always be greater than or equal to your tm47 'arrival date', to fulfil one of the 90 day reporting requirements.

Yes whenever you change addresses you need to file a TM30

Make a new TM30 imigration are sensitive regarding that report

The hotel is legally required to file a TM30 for you. Whether they do or not, who knows.

If you have lived in your condo for a while, and your landlord previously filed a TM30 for you, you would need to check with Udon Thani immigration to find out if they require a new TM30 when you return from traveling outside of the country. Most immigration offices do require it, but some do not.

when renting condo long term, is it incorrect to register and report TM30 yourself ?

@Tore ********
if you own the condo you can do it.

Or you can get the ownership documents from the owner and register under their name.

You cannot register as a tenant.

Actually Udon Thani immigration usually doesn't bother with it.

But as you say it doesn't hurt to check.
