I have a TM30 question. I renewed my lease yesterday ie staying st the same address for another year. Does the TM30 that my landlord lodged a year ago remain valid or do I need a new TM30 now that i have a new lease?
Also when looking through past posts in the groups re TM30s, I read that the TM30 is only valid for as long as the visa you obtained it on is valid. Is this correct? In the past year I have gone from a SETV to another SETV to a visa exempt entry all with extensions then a non immigrant O, then an extension based on being over 50. Should I have obtained another TM30 at any stage in the past year? I have remained at the same address and updated my return within 24 hours of arriving back in Chiang Mai each time I have left the country

TLDR : Answer Summary
The TM30 registration remains valid even after renewing your lease at the same address. You are required to update your TM30 only upon returning to the country from abroad. Your previous TM30 lodged by your landlord does not need to be changed when you switch between different visas or extensions, as long as you remain at the same address. Therefore, you do not need to obtain a new TM30 unless you change your address.
No, you do not have to make a new registration of address. As you did only update when you come back from abroad as in Chang Mai rules. The registration of address has nothing to do with what kind of Visa or Extension of Stay or Visa Exempt stay you're in the county.
