Can I complete the TM30 process at Suvarnabhumi Airport when I arrive at midnight?

Can you do TM30 right away at Suvarnaphumi Airport when you arrive at midnight if you have all documents ready (copies of homeowner’s House Registration, ID card, and form)?

Note: This American man visits Thailand for 3 months on a yearly basis and stays at the same house for almost a decade now.

Every time you leave the Country and re enter to have to inform immigration with in 24 hours of your place of residence. Even if you are returning to a Condo you personally own.

Downlaod section38 app and just register to it using the blue book for that house ... That way no need to visit any places. Everytime u enter can just update the entry on that app..

If you already have a tm30 on file for that location you don't need to resubmit one everytime you reenter Thailand

not every provinces, some still make their own rules so you still have to file a new TM30 whenever you come back from abroad, e.g. Samut Prakan

This announcement says that as of 30 June 2020, landlords do not have to do a new TM-30 for someone who goes to stay temporarily in a different place and then returns to the same residence where a TM-30 was already done, as long as the person was using either a multiple entry visa or a reentry permit. (In other words, coming back on a new visa or new exempt entry would require a new TM-30.)

You can’t file a TM30 at an airport. It has to be your local immigration office - unless you’re doing so online or via the app.

How is the app working these days... can a tenant with all the appropriate docs use it, (my landlord would prefer I did it)?

Sure. Have your landlord (or you on their behalf) sign up for a username and password using their details. Only takes a day or so turnaround time to get the password. Then you can file as and when you like.

Do it in the system. Or, no need for a new one if he just stays in the same house as his previous TM30. That's what I know with people, specially with valid visa who just holidayed out.

When I was there last year, the rule was you need a new one if you come back from overseas, but if you only traveled inside Thailand then you didn't need a new one when you returned.

But beware the rules do change from time to time depending on leadership changes in the offices.

If you are doing it from the app or the online portal, sure.

But there is only one place in Bangkok to submit TM30's in person. They must all be submitted at laksi office.
