I just did a 60 days extension and an immigration officer showed up within two weeks. Took a picture of my wife and me while holding up my passport and that was it.
In my case they requested a witness to be present (work colleague of my wife), not a neighbor. In any case the retirement option is less hassle, I guess.
If you only need fast internet and want to save money on everything else, you are very welcome in Muang Sam Sip, no beaches that could distract you from working. Look it up ✌😉
