1,5% on 800 k pa is 12 k—i pay 12 500 for visa— its worth the 500 bht for me and get the first 90 days for free—which sometimes cannot be done online

yep once you put your 800 or 500 k down—depending on the visa—you definately wont have enough money to buy a decent condo and have an emergency fund—you would have to rent in my opinion

general cost with lawyers in Pattaya is between 6 k and 10 k and depends whether you gonna do a living Will at the same time or not—you are allowed one free consult with most—so i suggest you do that
