Thats how it works im afraid. That said, it makes little difference as you can only stay 60 +30 days each entry and you get 60+30days without any visa now

it most certainly is not. The water is many degrees warmer in the afternoon/eve than in the morn as the pipework and the ground protecting it has warmed up in the daytime sun. Rule 1, if youve got a cold water washing machine, do your laundry at

Tell your agent you will fit a new one and keep the receipt and deduct from the rent. To be honest, buy exactly the same model and fit it yourself. Its a 15 min job if youre swapping like for like but for god sake, turn the power off at the main switch. Theyre about 3000thb

No immigration is first. You might get away with hanging around although immigration officers MAY take a view that you landed on the day before. No exact answer when that close to midnight. Try it and let us know as its a good thing to know
