Does the purchase price of property in Thailand include the lease for the land?

I understand that as a farang you can't buy land in Thailand, but you can purchase the property the land is on and get a 30 year (extendable) lease for the actual land.

So my question is , when I look at property on a website and it is advertised at say 5 million Baht , is the lease for the land included in this price ? Or is it still to be added ? And if so , how much , is it a percentage of the selling price or a fixed rate ?

If you really want to buy land in Thailand, first stop before even finding the land is a good Thai lawyers office. They will guide you through the process, and make sure you don't get scammed. Only can buy land through setting up a Thai corporation, lawyer can do that for you as well.

ave age of someone ( farang ) moving to Thailabd to retire is 40 to 55 or more. Takes a year or two to decide if you want to live in Mountains, Seaside, or Islands. Another 6 mo's between West or Isaan.

30 year lease is balance of your life.....talk to a few friends who've been her a while.

As a foreigner you can not own land period. As a corporation you can, but you can not own controlling interest in the corporation. Because of this there are lots of scams trying to sell foreigners land and houses, especially on a few of the islands. If the ad trying to sell property and land is written in English be aware that it could very easily be a scam.

This is not correct. There are several ways foreigners can lawfully possess real property in Thailand.

For example, inheritance.

The land is included normally they will transfer a chanote certificate at the land registry and that is where the problem may occur. Someone or some entity be it a business will need to own the land on which you will have the lease. One option is the land is owned by a business if you have one of which you can hold 48%. It’s really quite hard to get complete ownership unless it’s a condo.

No it's not foreign people can't buy land. Can buy condos but not land unless law has changed.

Why would you want to buy a house on someone else land they can cancel contract when they want

it can only be canceled when the lease ends or 30 years whichever comes first. Only up to 30 year lease is legal and is registered at the Land Office.

Also, a lot can change in 30 years, so if you think you have a 30+30 lease know that renewal beyond the first term is far from guaranteed as circumstances can change and enforcement is problematic.
