hello, i need advice for visa ,im 61 years old man and my wife 40 years old ,she not thai lady ,i know very well thailand for more 30 years .i want stay 6 months in thailand and 6 months in spain during raining season in thailand , soon i buy house in thailand ,i dont want put money in the bank for visa . what i can do ? visa run after 3 months or other? Thanks

do NOT attempt to gain 6 months out of visa-exempt entries. Because that holds the risk of being pulled aside at the border and asked for your travel purpose. If you would reply "I have a house in Thailand", you will most definitely be denied entry, because in this situation you would be misusing a touristic entry for a longstay in Thailand

Visa-wise, you don’t have too many options. The easiest and most convenient in your case would be:

***you could apply for the 6-months multi-entry Tourist Visa (METV), both of you individually, in the Thai E-visa online system in your home country.

It gives you 60 days stay permit on each entry, the 60 days can be extended by 30 more days on Immigration for 1900 THB, and before the stay permit expires, you need to do a border run to activate the next 60 days

You can apply for the METV every other year, I do not see a problem, because you stay outside of Thailand for the next 6 months

But he can OWN the house, he can get 30 year leases with a clause to extend for another 30 but the first 30 would probably be long enough for what he needs it for anyway.

don’t worry I know for house and condo but my 26 old daughter have double nationality ,i can buy land with her name and house in my name
