TLDR : Answer Summary
The consensus among commenters is that owning property or living in Thailand does not necessarily equate to having strong ties to the country. Many responses highlight that foreigners are often viewed as temporary residents and do not have the same rights as locals, regardless of how long they have lived in Thailand or the money they have spent. Comments also suggest focusing on the realities of immigration law and the precarious status of foreign ownership of property.

I was a foot ware manufacturer with a BOI company for ten years and could not own more then 49% of the company. We employed at minimum 168 Thais.
I could not own “ my house”. It was in the name of my business partner. I could have owned the house but not the land but didn’t need the additional aggravation.

Absolutely not in the sense of your treatment by Immigration or courts. It might have some sociological value though. Does this term even exist in Thai juridical or Immigration system?

Is Vietnam better does anyone know? This is an insecure place long term as rules and regulations change like the weather
Multiple relationships with Thais or others is associated with HIV. Not in anyway trying to look down or insult you. Many of us have had multiple relationships. Best to be tested for HIV,syphilis and HCV to prevent transmissions others and for your care.

You must STOP exposing and putting your appendage, anywhere near Ships ,
I suggest you start playing a little higher in the deck.
No. Considering that you went through the trouble to make a profile just to ask this question what is the legal battle your contemplating ?
That battle will be lost.
This question constantly comes up. Why bother with the nonsense when you can just rent someplace and be done with it.
If the visas are too much of a hassle just stay a couple of months then go and explore a new or neighboring country or a bit of time and continue on. The nightmares of bad lawyers, terrible wife’s and in-laws looking at you as a ATM those are the common stories along with lack legal protection constantly changing laws that can go retro active. This is not just a issue in Thailand most of the country’s laws are crazy nationalistic like that. Rent don’t buy the truth is only a handful are allowed to really participate in making proper money

‘Strong ties’ is a subjective notion. One may well feel that their ‘commitment’ to the country (I’ve been here 16 years) deserves recognition, but the reality is that the time you have lived in Thailand, the millions of baht you may have spent, the families you may have formed and supported, and the properties you think you own give you absolutely no ‘rights’ here whatsoever...

Diddly squat ,marriage stay, divorce get out, wife dies get out and leave everything behind , no court in Thailand will give you anything, beware what you buy into .
This thread is like watching Kindergarteners talk about property law.
There's no point outlining the ways foreigners can purchase and legally own property in Thailand with Phil spam replying, "no, I'm right. You carnt (sic)"
Chris *******
Just my 2 cents its semantics whether I own in my personal name or thru a company I setup, own and control. My company in Canada can own property in Canada, doesn't make it any less mine. And yes we have a condo in Thailand, and we have the chanote. I accept the risks in any investments potential gains or losses at home or abroad.

Stewart Baché and it looks like i was right in the first place . the closest you will ever come to out right ownership of land here , is to put it in your thai wifes name . but thats another storey .

Andrew Getsband , yep the property title will hold the company name , so , still not yours .
Andrew **********
Michael Hay II I not certain about land outright in your name but the business you own certainly can own land.
Michael *********
Andrew Getsband the ‘Amity Treaty’. American citizens can own land & businesses 100%.
