Hi
If you arrive on a 60 days exemption visa, but you wait 2 weeks to apply for TM30 (owning a house) will you get a fine ? Will it be a problem when applying for the non-immigrant O visa based on retirement ?
TLDR : Answer Summary
If you arrive in Thailand on a 60-day exemption visa and delay your TM30 filing for two weeks, whether you will incur a fine depends on local immigration enforcement. The TM30 is supposed to be submitted within 24 hours of arrival at your address (not the country). Although fines may be applied at the discretion of immigration officers, there are indications that re-submitting the TM30 before applying for your non-immigrant O visa should mitigate potential issues.
