What documentation do I need to apply for a TR visa in Thailand as a foreigner with a Thai spouse?

My wife (thai) and I bought a house in Hua Hin earlier this year. In the Chanote, I am given the rigth to use the property as long as I live.

Now I want to get a TR visa for 60 days (e-visa), but what can I attach for documentation for accomodation?

Do I really need an invitation from my wife???

you could skip the whole procedure of documenting your wife's house and the invitation, by just booking 2-3 nights in a hotel. After you uploaded the booking confirmation, you can cancel it

just curious in your mind what percent of expats who purchase property with their spouse loss everything? Educate us. Do you have a source? How long have you lived in Thailand? How much money do you spend yearly on rent?

statistics are important. The point is majority of expats are in happy relationships. 13k members in the expat building in Thailand. Sign a usufruct and buy with your spouse. One guy admitted he spent over a million in rent in 5 years in thailand yet the houses in his neighborhood were selling for 1.5 million. He literally gave over a million baht to a stranger in rent instead of investing with the woman he apparently loves. Yet he thinks he is so smart giving money to a stranger. wild thinking. I tell you what if anyone doesn’t want invest with their spouse they can rent from me I will gladly take your money. I can use a boat 😎. I am 38 and retired in Thailand.

That is one guy. He paid too much. I pay 11k rent for a condo that is selling for 4.5 million Bath. And it gives me the freedom to move to another place tomorrow if I get bored. No way that I am going to buy in BKK and put it in the name of someone who can walk away with my property at any moment they want. It puts you in a bad position. And sorry.. most expats are in happy relationships? Is that what you see? I see different things. Most relationships fail. That is also what statistics say.

okay educate me, how does one loss the property in divorce if they signed a usufuct with the property? 4.5 million is the farang price. Thai people have a different price I know this as I spoke to a Japanese owners of a condo building and they deeply discount to thais to get the quota. and buying a condo sounds depressing. So are you educating me that it’s a better investment to give money to a stranger?

Your wife can get a 30 year loan and purchase a house and pay 11k a month. That way you are not throwing the money away to a stranger. Still get a usufuct. If you get bored of the house rent it out as an investment.

Renting 0% chance of making a profit. I am cool if you want to rent but it’s still throwing away your money with a 0% chance of return.

Does it matter? Using a property, even if it is for the duration of your life still means losing it if things go wrong. And the price I mentioned of 4.5 million Baht is right, I am sure because I know that is what the Thai owner paid himself. And now he gets 11k rent a month. There are numerous ways to invest money. If you invest 4.5 million well you will get more than 11k a month.

A certified copy of your passport from your embassy + a certified translated copy of it + MFA legalization from the department of consular affairs

Two witnesses/relatives over the age of 25 + a copy of their ID cards (1 or 2 of these witnesses are allowed to be translators for you if you need it)

A copy of the blue house book (owners original tabien baan for the property at which you will live and/or work if you are registering it as a business address)

Birth Certificate (unless born outside of Thailand)

Certificate of marriage, divorce (if applicable)

Certificate of Residence

Work Permit

Alien ID Card

The original purchase agreement for the condo with a copy of the title/deed (land)

Thai naturalization certificate and copy of its publishing in the Government Gazette

License to acquire Thai Nationality

4x photos size 1.5 inches, passport-style photos “straight face”

2-3 photos of the front of the house, including with the person living there and the owner

Evidence of the relationship between owner/tenant.

Ok, this is NOT the rules here in Sweden. Not to hard to request, only problem loading up documents as pdf.

AND what type of proof of accomodation when we own our own home in Thailand and therefore not get an invitation from friend or familj. But it seems that the embassy is about to process my request and requested a new photo of me on white background. They not requested anything else so now I hope thai are satisfied with the proof I send them (a picture of part of the Chanote where my name is printed).

Thai evisa page seems not to accept the pdf. At least it can not be reviewed again, and then I dont know if it has been uploaded correctly or not.

hmm I could've swore I uploaded pdf just fine, because of this issue with multiple docs having to be attached in one file. It was even my gf's rental agreement and her id as well.

I have to do visa soon for my November visit, if I remember it is two separate questions.

Ladies ID card and letter of invitation, I have had them both for three years, and just use the same ones each year.

So you are not using the Thai evisa service? Here it is not possible to upload 2 documents and seems to have problems with pdf files too. JPG ok, men then not possible to upload more than max 1 page.
