The only way a foreign entity can legally buy land is through a BOI investment, whereby a foreign company can own the land upon which their investment sits for as long as they maintain such investment in Thailand. Foreign governments also get to own the land upon which their embassies sit.

Otherwise, no. Foreign individuals can't own land in Thailand at this time. Only structures that sit upon the land.

yes under the condominium act a foreign National can own a Condo outright as long as 51% of the complex is owned by Thai Nationals.

Most will say NO, as foreigners can not own land in Thailand, but there is one exception, and it takes lots of money, and you get an excellent visa that goes with it.

at least US$1million in assets, and at least US$500,000 invested in Thai financial instruments, like bonds, and such. With this, and a few other requirements you can own 1 rai of land in special developments to build your home on, and you get a 10 year visa. You can actually make a good profit with it if you can meet the requirements
