What are the requirements for extending a 30-day visa in Thailand if staying at an Airbnb?

Hi all, went to the immigration to apply for my 30 extension with all the paperwork required, when I go there they said that they needed a blue card from my Airbnb host and a photo copy of his passport, has this happen to anyone else ? they did say it’s the new law.

Last week as i did my extension in Jomtien, they ask me if I am a tenant or owner for the first time ever. Obviously they are requesting now additional documents.

You're confusing what is needed. Many immigration offices require proof that a TM30 was filed, so you are supposed to get a copy of it from your hotel, landlord, or Airbnb host, as they were required by law to file a TM30 to report your stay within 24 hours of your arrival. This is not a new regulation. If your landlord or hotel or Airbnb host failed to file a TM30, then immigration is requiring their property's Blue Book and his ID in order to handle the delinquent TM30.

no I don’t as I will be getting it tomorrow.

Last year the blue book and passport photo was not required and not mentioned.

again.. They want blue book and photo to do a tm30. You need the tm30 for the extension. Probably not mentioned because they make the fair assumption that you have followed the rules up to now and got a tm30 sorted when you arrived..

When I submitted my first 90 day report, the owner of the Airbnb gave me printed copies of the book (I assume it was the blue as it was a black and white photocopy 😂) and her Thai national ID. The IO didn't bother to see those. That was in Hua Hin.

the OP doesn't seem to be filing a 90 day report. They mentioned a 30 day extension so they likely needed a TM30 to be filed first if it wasn't done.

Just an update, got my 30 day extension. The documents that were missing, Blue Book, passport photo of the host or owner and the TM30.

Early this year I did not need to provide the Blue Book and the passport photo.

Airbnb is illegal in Thailand for periods under 28 days , however like many things , the

Immigration & high powers let it exist .

Airbnb is not illegal in Thailand for stays under 28 days in all cases. If the owner has a hotel license then it’s perfectly legal. In certain types of dwelling it’s perfectly legal.

For someone like a condo owner then it probably isn’t but in some cases it is.

been here for well over a month and a month to go, I am aware of the illegality of Airbnb, the immigration wanted a blue book and a photo of his passport, that got sorted, now just waiting for the TM 30. 🙏
