Hi.

Do i need TM30 in Jomtien for 30 day extension?

I am renting an airbnb in Pattaya and am here on visa exempt. Before renting I asked the owner about providing TM30 and she said that TM30 not needed now. Instead she gives the renters "blue book" and her "passport".

However reading posts on this forum it seems TM30 is required after all?

Thanks

TLDR : Answer Summary
Yes, you need a TM30 to apply for a 30-day extension in Jomtien, even when renting an Airbnb. The property owner is responsible for registering you, and if not, you may need to check into a hotel or hostel to obtain the TM30. Failure to do so may result in fines when extending your visa.

Check into a cheap hostel, get a receipt and the hostel's business card, and go to immigration afterwards for an address report and extension.

thanks...have been told Jomtien requires 5 night minimum by someone who went there recently.

Donno why landlord cannot simply do it online.

you can book 5 nights. A cheap hostel is like 120 baht per night.

Landlords have to pay tax on rental income, and Airbnb is illegal, so they can't pay their taxes, which mean they'll get into trouble if they report you staying there. At least that's what they're afraid of.

Thanks - do you happen to know any such hostel that will definitely do the TM30 for me?

(although she seems to be open to the TM30 being done...she just not want to do it herself)

You need a TM30. You can check into a hotel for 1 night and get one.

I did my previous one in minutes myself at Nakhon Pathom immigration.

Easy and no issues, no appointment. Every district has its own rules and procedures. You have to do it in the district you are residing at that time.

- Also consider taking the agent option on site at immigration. It is shall we say “more convenient” to use them. It costs almost 4k including the extension fee but you get the extension same day or next day latest.

I was trying to do myself but had to jump through hoops. It was going to take almost a week to get the final stage. (Maybe made difficult on purpose 🤷‍♂️)

- if you do it yourself get there mega early. I made an appointment but it was useless. You will queue for a long time and you will be sent from one desk to another and queue again. If you have plenty of time and patience you can save 2k baht. I done most of the work and spent most of the day then got given a day to return for the stamp several days later. I couldn’t wait as had travel plans. I paid the agent and collected passport with stamp next day. It’s difficult on purpose 🤷‍♂️

- give them your documents and tm30 (as stated I checked into a hotel for that 1 night and got a copy) they will take your photo inside the immigration office and you leave them to do everything. Just return to collect your passport.

100% they do it on purpose, I've been there and done it myself a couple times, and they make it 10 times more difficult than it needs to be, I had everything nothing was missing, and you're there for hours and hours!! just being sent from one desk to another, just sat waiting most the day, I was fuming to be honest.
