IF they say "I don't want to file it", have them watch this video from the Thai Government about the TM30 (it's in Thai, subbed in English)

Nothing to do with Bangkok or elsewhere, but AirBnB does not file TM30 for you. The owner has to do this.

IMPORTANT REMINDER: Each immigration office has their own requirements and policies. What happens in Bangkok *MAY NOT* happen for Phuket, or Kanchanburi. Please don't comment UNLESS you use Bangkok Immigration.

Which immigration office? Some immigration offices do not allow an extension of stay to be filed without a TM30, some allow it, and some will give you a fine.

AND... do you have a long term rental contract (1 or more months) OR are you on a daily or weekly payment plan?

TECHNICALLY, AirBnBs are illegal in Thailand if they are not renting the room on a monthly basis.

The ASQ (or SHA+) should have no problem giving you a print out of the TM30. If they do, say "Section 38", or show the picture I attached above.

after I’m done with my quarantine, I’ll move to my Airbnb house which I rented for a month

My advice would be to get the TM30 that was submitted by the quarantine hotel, and file the extension of stay BEFORE you move to the AirBnB. You will use one of the following two BOTTOM slips as proof of TM30 being submitted.
