Do I need a rental agreement for a visa extension in Thailand if I am using Airbnb?

Im in chang mai now but in samut prakan just out side of Bangkok i was told i had to provide a rental agreement to get an extension wich is hard because ive used air bnb to book my rooms for the next month. Is the rental agreement needed all over? Also id hoped to get a 60 day visa but they made it seem like i could only extend my exemption for 30 more days. Im confused by everything i read online so i hope to get some straight answers on here. Any help is greatly appreciated as ive used 2 weeks in Bangkok so i have to move quickly. Tia
