What are the current TM30 requirements for expats in Thailand renting through Airbnb?

MTT started aggressively checking tm30. Make sure yours is up to date or your going to have a very bad day. This is a call to all the people on month to month airbnb leases that think the little "for visa purposes "pdf from airbnb is going to cut it with immigration. You need an actual signed lease contract with the full address, your name and passport number, signed by you and owner.

it's for everyone. I am on a tourist visa and I needed one a few days ago to apply for my extension

My landlord flat out refused to comply, speak with immigration, provide a lease in the required format beyond what airbnb will. And said as much via text messages in front of me. They wouldn't let me register myself at the address either

Then you shouldn't live there. Move ASAP if you're still in that location. If someone goes wrong, you have 0 rights.

Apparently its not you that gets fined it should be the landlord or landlandy. A 2000 bht fine i am told so it could be 800 + 2000 bht in the end.

First thing the IO checked at Phang Nga immigration. Sure enough landlord registered me in to the house next door (same landlord) all fixed after 20 min and no fine.

I think I talked myself into getting my fine.

I've never done a TM30. When the IO asked how long I'd been at the address for, "Jesus... forever....well at least 10 years" probably wasn't the wisest response.
