Do Airbnb Hosts in Thailand Have to Register Guests with Immigration?

Hi guys, im thinking of booking an air bnb for the first few weeks when i first arrive but i keep seeing about some requirement for a hotel to register a new guest within a certain time after arriving in the country. Is this true and can an air bnb host do this?

Also is it still possible to get a 30 day extension on a 30 day visa at an immigration office?

by law you must be registered within 24 hours after arrival. if you do or do not, if you ask your landlord is all up to you. There are fines for late reporting. There are different ways to report, there is a different way of enforcement. We do not know where you're going to stay and to avoid endless discussions of in city A it is different than in city B, but if you do you get fined less then City C. Pick your choice or report or not and for further information contact the immigration office in your area.

Send a message to the owner before you book it and tell them you will need their documents to submit a TM30 (if you do??). They will soon tell you whether they will provide them or not ;)

If they are NOT in Bangkok, they can ask their local immigration office how to self file, OR, if they will only spend a few nights at the air bnb, simply ask the hotel they would stay at after they stay at the air bnb to print out their TM30 verification before they go to immigration to get the 30 day extension.

To my knowledge, immigration does not do random checks on people to see if they have filed a TM30. They only fine people if they go to immigration and try to get something done.

You could also file a TM28 personally at the immigration office within 24 hours - as your notification of address. This may induce the owner of the property to file a TM30. Or it may not. There is a lot of push-back from Thai property owners about reporting aliens staying at their houses. And registering with the TM28 does not guarantee your details have been placed into the TM30 files.

Sorry, but as translated by Immigration, he is the possessor of this address during his stay. That makes him responsible to report the address within 24 hours at the Immigration Office using the TM30 registration form. Not sure why you bring up the TM28 form.

I know you can self file a TM30. I think the TM28 is used to report if a person on a non-immigrant visa has moved (if the office even accepts the form).

You can get a 30 day extension on a 30 day visa exempt entry at the immigration office for 1900baht BUT know that some offices require that you show proof you have been registered in the TM30 system to issue the extension.

How about stating WHAT immigration office out of the 70+ in thailand you'll be using for the extension? For instance Bangkok doesn't care if you or where you're staying filed a TM30 if you're wanting a 30 day extension.

But be careful...Air bnb owners may not register you as its against Thai law to rent out Air Bnb for less than 30 days... And owner may not be paying income taxes on the rental.

If tm30 not filed by Air Bnb owner

you may have difficulty in getting your extension of stay.

a hotel need to register a guest at Immigration. a House owner, land owner, house master, land lord or possessor of the house (you) need to register the arrival of a foreigner at that address, who of those is going to do is to be discussed before you rent a place.

If you get a free 30 day Visa Exempt Entry (entry without a visa) when you enter Thailand, most countries can apply for a 30 day Extension of Stay at the Immigration Office. It depends on the country of origin of your passport.
