TLDR : Answer Summary
If you're staying in Thailand on a 60-day tourist visa and wish to extend for an additional 30 days, you will need a TM30 form. This form must be filed by the owner of the property where you are staying (e.g., condo, Airbnb). It’s a legal requirement for them to submit this form within 24 hours of your arrival. If your landlord is unable to provide this, consider staying briefly in a hotel that can issue a TM30. Always check with your accommodation provider beforehand and keep a copy of the TM30 when visiting immigration offices.

TM30 definitely required by immi if you want to extend for another 30 days. House owners responsibility

Here's the website.

TM.30 is filed by the hotel, agent or landlord of where you're staying. If you're renting a condo or Airbnb talk to the owner first, even if you've already booked and they won't file one for whatever reason, you can get aroind this by staying in a hotel for a couple of night and get them to do it.

depends on the office, and even the IO you see. Some will want it some won't. Better to have it with you, just ask for a copy or for a file to be sent to you on Line or another messaging service.

If you cannot get a TM30 from your accommodation , just go and stay in a hotel (that provides them) for the night

When I stayed at a hotel near Blupoint Shopping Centre Hua Hin recently and applied for my 30-day extension, my hotel provided me with a letter on their letterhead stating that I was currently residing at their hotel, the hotel receptionist said she does that many times each day. I took this letter and filled out a form at Immigration I believe was a TM30. I waited about 20 mins and was asked to come forward and have an interview with an Immigration Police Officer. I had already submitted my form, my letter from my hotel, and my passport. At the interview, the immigration policeman confirmed who I was as he photocopied my passport. The immigration policeman accepted my Bt1900 payment and gave me a receipt. I returned to my seat the same way the other 20 or so people waiting did and then a young Thai lady came out and handed me my passport with an extended visa stamp included in that passport...All done and finished she wished me well. End of story. Total time required just a few mins short of 1 hour. I did attend the Immigration office a few days before to get the full information from a young lady at the door to Immigration advising people how to go about it. I did a dry run before I submitted my visa extension application 2 days before.

It’s the owner who is required to file but make sure you ask for it.

Most immigration offices will require a TM30 in order to apply for an extension. This would come from the person who owns where you are staying as it's a legal requirement for them to file a TM30 within 24 hours of your arrival.

Whenever I use AirBNB and know that I'm going to need to go to immigration, I always message the host before I book and ask if they will do a TM30. Hotels it should be easy, just ask the front desk when you checkin.

If you are renting a condo I would check with the owner or agent to make sure they will will do it and send it to you.
