What are the consequences of not filing a TM.30 form for housing in Thailand?

Hi TVA family,

Just curious, what is the worst that can happen if you (or your landlord) don't file a TM.30 housing form? Does someone just get a fine? Or can the person staying there get deported for something like this?

Backstory: I noticed a friend of mine has the same problem as a lot of people where the landlord didn't know about this form and its now a month and a half later and they want to extend their tourist visa.

Hypothetically if the fines ever get too high , would it not be possible to say you have been traveling out of the province and only just got back yesterday and so the submission would be within 24 hrs of getting home ? At the end of the day a fine would become an excuse to go traveling around for a few days if it got too big

Yep, all the data goes in the database. One scan of the passport where ever at Immigration in Thailand and they know all of you, entries, exits, visa and addresses.

It's in the same shared database used at Airports, ports and land crossings. I've personally seen it. All immmigration offices country wide have access.

NO, because you have to report within 24 hours of your stay, so travelling means the hotel where you stayed should report you or the landlord/landowner/housemaster of the place you stayed should report you. They using a computer system, so every move is in the database. It is not the stone age anymore in Thailand.

I have been refused an extension when I stayed at my gf parents house in chonburi visiting and didn't know I had to fill it out.

So you weren't refused then. You didn't officially submit the TM30 at that office and went to another with the required documents. If you turn up with all documents required at the Chonburi office there should be no problem as far as I understand it.

Nope, and they said the homeowner needed to pay a fine for not reporting as I had mistakenly admitted I had been there for more than 24 hours . So I left and did it in another province. I will never try to do it in chonburi again

Did you have all of the required documents to lodge the TM30..?

It is no problem. May be a fine or may not be...depends on the day. Complete and lodge the TM30 when you are there and then apply for the extension. As a long term renter you are responsible to lodge the TM 30 yourself, not the Landlord. You signed a lease, you are now the Housemaster or Possessor of the property. I have not heard of anyone being refused an extension.....but you never know....

. No mention whatsoever by them about TM30 but I must admit, I did get a bit of VIP treatment as one of my students was in there (Sisaket Imm) doing work experience. First time I ever got coffee&biscuits while I wait!!! 555

I’m actually doing a 90 day report tomorrow(Sisaket). Maybe best not to ask too many questions with them as it’s never been a problem up to now.

IF you never have to go to the immigration office in your area there's no chance of any blowback or fine, however if you need to get an extension of stay or something and your immigration office is hard core about the TM.30 you could be fined ...

The main problem would be with the immigration offices that require this form for your extension of stay.

The type of Visa does not matter at all. If you stay in Thailand, your stay should be notified at Immigration within 24 hours. If not done, there is a fine and they can refuse any application for Extension.

, that's because the people who were applying for extensions and that hadn't filed a TM.30 were fined, filed a TM.30 and then got their extension. :/

Correct... usually the fine is 1600 baht. But others have posted that if you're on a tourist visa, it's not an issue.

A fine. But some Immigration Offices don't care, including the main office in Bangkok.
