How Can I Get a COVID Extension Without My Landlord's TM30 Information?

Hello,

I need to get a covid extension tomorrow. My landlord sent me the online login for the TM30 form she did when I moved in but when I try to log in it says password incorrect. she says she cannot remember the password.

Also I have asked for a copy of the contract and ID so I can file a new TM30 myself but she cannot provide that either.

Any ideas what I can do? Can I still get the covid extension without this?? I’m very worried. I live in Bangkok.

The longer this post goes, the less sense it makes:

1. *IF* you have signed a lease, you should have been given some type of copy. I never heard of a landlord NOT giving a copy of a lease to the tenant, either in Thai or English.

2. *IF* you are renting from an AirBnB, legally they are in a gray zone, and most property owners would be hesitant to submit a TM30.

3. I'm surprised the property owner would not have kept the e-mail with the registration.

4. The TM30 has been existing for a very long time; the property owner should have registered you at immigration.

My advice:

1. Take all documents with you to immigration during your appointment about the TM30.

2. You *may* be fined *up to* 1,600 THB for not filing a TM30. At worse, they would verbally reject your extension of stay.

(I'm assuming you have already made an appointment to get the extension of stay; if you haven't, message a mod and we'll reopen commenting on how to make an appointment and what documents to bring to get the 60 day extension of stay based on unable to travel due to COVID-19)

an easy workaround might be (if you are on tourist status):

staying for one night at a decent hotel and get TM30 receipt/proof from the hotel

REPOST: Self File TM-30 BANGKOK ONLY.

This is the way you need to fill out the TM30 form if you are filing with NO documentation from your land lord

Your name goes at the top of the form, your address goes under it, then your address AGAIN as the address where the foreigner lives.

In the blank area at the bottom left hand side of the piece that they will tear off and give back to you write your address again.

On the second page (the table) put all your information.

You sign BOTH forms on the signature lines. Print the forms correctly. the first page is portrait orientation and second page is landscape orientation :O

Make copies of;

-lease

-data page of your passport

-visa (if you have one)

-extension (if you have one)

-entry stamp

-TM6 departure card

sign the copies of your passport stuff.

This is a way to file a TM30 in BANGKOK without any information from your land lord at all. <- (meaning you don't need their i/d, their house book listing, a power of attorney form with the 10 baht in tax stamps).

AFAIK: this ONLY works in Bangkok but I can say with 100% accuracy that it does work (y)

The immigration in Pattaya found my TM30 online with my passport number. My landlord had put the wrong door number so immigration sorted it while I waited. I gave them their phone number and she called them and said to re do it online with correct number. It took 3 phone calls and 20 mins.

I would be more worried about a lease agreement than TM30 if it was done online..

Better to send an email to agent than call them. This way you have evidence of their answer back to u to show immigration they are not cooperating.

The landlord should have given you a copy of the lease when you made the agreement. Ask for a copy of the lease for your records.

okay thank you! I have asked for a copy multiple times but I am still waiting! I am stressed I won’t be able to do the extension without it

Does the landlord have a very good reason why they can't make a copy of the lease? If they can't, I recommend moving.

I used an agency and she says the owner has the copy. When she tried to contact him there is no reply 😔

Using a rental agency is never a good idea :( Sadly, I don't think there's any other solutions without having a lease or a landlord that wants to cooperate with you. You can try applying for the extension of stay without a TM30 filed; you may be fined 800THB though, or they may verbally reject your application.

thank you! I have the email that says registration was successful and the log in details but the log in details no longer work…! Do you think they’ll be able to check online at immigration?

that's because when you FIRST get the successful registration, they send you a log in and a TEMPORARY password which you use to log in and then you have to change the password.

Have the person who 'forgot' the password go IN to the system and select "forgot password" they'll send a reset your account email to the email addy used when the account was created

I'd be surprised if they can check the log-in details for the TM30 system. I know it's developed by a different group of people.
