Can I apply for a C19 visa extension in Thailand without a TM30 filing from my accommodation?

Happy holiday weekend all … if I’m on a 30+30d visa exemption and move into accommodation that can’t/won’t file a TM30 (Airbnb, lease takeover), does that mean I have no option to apply for a C19 visa extension once my current 30+30d entitlement ends? TIA ✌️

You can TRY checking into a hotel for a night and asking them for a copy of the TM30. That's about the only option you have if it can't get one from the property owner and can't show a lease.

As you just entered Thailand, why would Thai Immigration approve a 60 day COVID extension for you?

Clearly flights are leaving daily.

And without a correct visa to stay in Thailand why would you lease a condo ?

And you lease from a property owner unwilling to file a TM30 seeking to stay under the radar of Thai income tax laws

All you are entitled to right now is a 30 day extension of your visa exempt entry.

1) yes I realise that being granted an extension is unlikely but wanted to know if it was even an option without a TM30, since it would’ve been convenient (and pleasant) to spend a bit more time here. 2) I was looking at 1-3 month accommodation options since they offer better value and services that I need (over a hotel)

If you enter on a 30 day visa exempt, and you apply for a 30 day extension of stay based on tourism, you will be in Thailand for a total of 60 days.

The last day they are selling the 60 day extension of stay based on unable to travel due to COVID-19 is January 25, 2022.

This extension of stay is optional, and the immigration officer does not need to grant this extension of stay.

By law, the property owner should file a TM30, otherwise you or the property owner will get fined, or the immigration officer will not process your paperwork. See

Given that short term AirBnBs are illegal in Thailand, I would not expect the immigration office to accept either your 30 day extension of stay based on tourism OR a 60 day extension of stay based on unable to travel due to COVID-19 application.

I do not know what a "lease takeover" is, however the property owner should file a TM30 for you.

Remember too, you can only file for a 60 day extension of stay based on unable to travel due to COVID-19 when there's a certain amount of time remaining on your "admitted to" stamp, which usually is 30 days (depending on the immigration office).

Expecting to be granted a 60 day extension of stay based on unable to travel due to COVID-19 is a very bad plan.
