Do I need a TM30 registration from my AirBNB landlord to extend my visa in Chiang Mai?

Hi all. Myself and family are coming to the end of our 45 day visa exemption period on 15th Dec. We want to extend for another 30 days and will do so at our local immigration office. We have recently travelled from Phuket to Chiang Mai. Will the immigration office check to see if we are registered on a TM30 by our Air BNB landlord before they can extend our visas?

I do plan to do a visa border run at some point mid Jan but I am ok paying for the 30 day extension in mid Dec.

Thanks everyone for your comments. We are staying 32 days in our Air BNB.

My understanding from your comments is I do need to have my landlord complete a TM30 and register us otherwise I can’t get my visa extended.

or as said above, you can book a hotel for one night and use that TM30

if you plan on extending in Chiang Mai then that's correct. Other provinces may be different.

Chiang Mai requires TM30 for extension. You either need to see if your AirBNB owner will do one for you, or check into a cheap hotel for 1 night (even if you don't sleep there) and ask them for a copy of TM30.

Are they not required to notify immigration only if it is more than 24 hours?

Then it would have to be at least 2 nights not?

it's one night. But short term Airbnb (less than one month) is usually illegal in Thailand so the owner doesn't want to file a TM30 and bring attention to themselves. Just because they're supposed to do it doesn't mean they will. You need to ask them. I usually ask before I book if I know I'll need one.

Yes I know. But I just understood if aguest stays less than 24 hour it is not required to report to immigration.

So I assumed a hotel will not to anything if you stay less than 24 hours

, they need to report that a foreigner stays in their property. Doesn’t matter how long you stay. They must do that within 24 hours counting from the time you check in.

Ok means if I check in 11:59pm and check out 12:59am

They still need to register me for that hour?

But they do have time to do so 23 hours 59 minutes. Even after I left already.

Am I getting it correct now?

, you’re right. The whole thing means the police needs to know where you stay or live. So when you check in, the hotel staff or house owner has 24 hours to send the TM.30 over the internet or from an App.

any place you stay is required to report you on a TM30 within 24 hours of you checking in. It doesn't matter where you stay, or for how long.
