I can google translate stuff as well.

If I need to get something across to a thai, then I can use a voice translation.

The staff in merchants are dozy anyway. Even my missus asks them where something is, and you can bet they will send you in totally the wrong direction...guaranteed.

It's simple, I've tried to learn, still am trying.... but it's f'ing hard work. English is easy, I learnt that when I was young. 😂😂😂

Some can do it easy, some find it goes in one ear then out the other. I'm the latter.

I'm not stupid, but just can't learn it.

I can get by in a shop or restaurant, but can't hold a conversation. I have a friend who can speak it fluently, I am envious, but I just can't learn it.

Thai law itself isn't the problem. It's fishy corrupt lawyers, etc that can be the problem.

But your condo is safe. Also, as long as you prove you had big money before you married, they can't touch that either. All you had outside the marriage is still yours. Her lawyer would try it on (like divorce lawyers do), and pressure you into paying out, but its not the law.

So these people on here who say you would lose everything, haven't got a clue. They are just saying it to try and ruin a life or two.

If it was a house in her name, you could of still got a usufruct (30 year lease) on that marital home, she couldn't evict you. And no one would buy that property if she tried to sell it. The only way for her to sell, is if you would sign your name off the chanote. Which you wouldn't do, or you'd be homeless.

An American had his account emptied. He thought 'thats ok, my pension comes in on Wednesday'. But before he could get to the bank, she had that as well. So he was pot-less.

But nothing happens here, he will never get it back. The banks do nothing, because they see it as one of theirs taking what's due from a farang.

Half of marital possessions yes, but not half of what you had OUTSIDE of the marriage. That's the law.

Anyone who gets stung badly is their own fault.

Sort it first, and as i said earlier, if they won't agree, don't marry them, and definitely don't by them a house or land. Otherwise you WILL get stung badly.

Like in your home country, think with your big head, and not your small one, and cover yourself. If they don't agree at the very beginning, you shouldn't be marrying her in the first place.

But trouble is, people leave their brain at the airport on arrival.

It's simple.... Think first.

What you have outside the marriage stays yours. Everything inside the marriage is shared equally BY LAW!!

Safer still, sign a usufruct which entitles you to live in the marital home for 30 YEARS!!!

If she wouldn't sign that, then don't buy them a house.

Technically, she could still sell the house, but no one would buy it as you are the leaseholder, and they couldn't take the house until the usufruct ends (up to 30 years).

Anything i own is safely in my home country. And that's where it will stay until i need a piece of it.

People will say "why are you here if you don't trust anyone?". My answer is simple, that's why I am here, because I don't trust any thais with my money. That's why i still have some...😎🤣🤣
