But this is by civil law, there is another way = hire the lawyer and make agreement with her before going to divorce.
that is wishful thinking. 50 /50 split? In the west there are laws setting out marital assets distribution. Here there are no protection for any foreigner. As for any child from the marriage... child support should be arranged. Unfortunately the mother will insist that said coverage will also include her other children. So good luck even with a lawyer... it is a much steeper hill to climb over here than in the West.

If she wouldn't sign that, then don't buy them a house.
Technically, she could still sell the house, but no one would buy it as you are the leaseholder, and they couldn't take the house until the usufruct ends (up to 30 years).
Thai law itself isn't the problem. It's fishy corrupt lawyers, etc that can be the problem.
But your condo is safe. Also, as long as you prove you had big money before you married, they can't touch that either. All you had outside the marriage is still yours. Her lawyer would try it on (like divorce lawyers do), and pressure you into paying out, but its not the law.

If it was a house in her name, you could of still got a usufruct (30 year lease) on that marital home, she couldn't evict you. And no one would buy that property if she tried to sell it. The only way for her to sell, is if you would sign your name off the chanote. Which you wouldn't do, or you'd be homeless.

Khun Mark, at the time of divorce processing, Thai wife and you must fill form which contain content of mutual assets information and how would you both like to seperate for each other and including children. It's something like divorce contract agreement. You both can make that before visiting office.
Don't put any assets in her name except for the ones that you are legally not allowed to own, such as land..however, in that case, you can always draft a usufruct agreement, allowing you to reside on the land which although you don't own, you probably paid for. Ask a lawyer for details.
How hard of understanding are you? I'm talking about the actual process of getting married. It only takes like 15 minutes but of course you need to have all your documents with you and how long it takes to get them is very much dependent on your country and its bureaucratic processes.

Nope, once you have the documents needed, which can easily be obtained in an hour or so you can get married and that only takes like half an hour, provided you're not missing any documents and have two witnesses with you. In theory, everything can be done on the same day.

To my knowledge, there is no legal obligation involving informal relationships. If you are happy to give or share anything, you are free to do so. The other party has no legal power to demand anything. There is an exception though if the girl/boy is under 18 because it is a crime to take a minor away from parents regardless of the minor's consent. In this case, you might need to cut a deal with the family before the authority learns about it because it is punishable by imprisonment. Some poor families might even trick people into doing that for a six figure compensation. Others might be willing to end this unfortunate circumstance by getting them married to avoid gossip.

If your able to come to an agreement with your wife without going through the courts / lawyers etc, its simply a trip to the Amphur with relevant documents, marriage certificate etc and it can be done same day, mine cost about 100baht 8 years ago.

no. I had sole custody of our Thai daughter after the divorce. So the family visa applies (400K instead of 800K). I’m out of Thailand now, but had that visa and extension of stay for many years. And could reapply for it tomorrow if we decided to return to Thailand.
There are alternatives without Thai family anyway. Retirement visas for over 50s, in my case.
