Where can my Thai wife obtain property deeds for her houses, and how does this affect my visa application?

I have a roundabout Thai visa question. My Thai wife of 45 years has owned a few houses in Thailand. One in NamPhong and 1 or 2 in Nakon Phanom. But I have never seen an ownership document like a Property Deed - โฉนดที่ดิน. So I was wondering where she could get that document. ( she isn’t very good with paperwork). So if I secure that document, I was thinking of applying for a 1 year non-immigrant visa to visit my wife ( family) in Thailand. We are both in Florida currently, but technically we would fly to Thailand together and then I would be visiting her. I have had 3-4 non-immigrant visas in the past but over 10 years ago. It seems that the TM 30 is more important now than in the past and maybe I could be put on the House Registration that would simplify the TM 30 process. Good idea or some other alternative???

1.) A Thai Citizen needs to currently be in a Blue Thai Household Book ( ทะเบียนบ้าน ท.ร. 14 / Tabien Baan) in order to obtain a Thai ID Card or renew a Thai ID Card

2.) Except in the rare instance of their very first Thai Passport issued by a Thai Embassy/Thai Consulate (e.g. born outside of Thailand), all Thai Citizens need a current (unexpired) Thai ID Card in order to obtain or renew a Thai Passport

3.) A Thai Citizen can only be listed in one (1) Blue Tabien Baan (ท.ร. 14) at any one time/instance. A Thai Citizen may own multiple properties (be listed on multiple land title deeds, โฉนด / "Chanote" ), but can only be listed on one Blue Tabien Baan at a time

4.) For you to be listed in a Yellow Tabien Baan ( ท.ร. 13 ), then that can only be done at the District Office ( ที่ว่าการ อำเภอ in the Provinces / สำนักงาน เขต in Bangkok Metropolis), and also be issued the Pink Foreigner ID Card subsequently after being listed in a Yellow Tabien Baan ( ท.ร. 13 )

5.) However, a Yellow Tabien Baan ( ท.ร. 13 ) has Nothing to do with Thai Immigration matters as it pertains to a potential Change of Thai Visa Type in-country, getting an Extension of Stay, submitting a 90-Days Report, or even for a Hotel, landlord, or property owner to file a TM.30 at your local Thai Immigration Office

6.) So, what exactly do you want to do?? Do you want to stay continuously in Thailand for a longer period of time (more than 90 days, 1 year continuously, etc.)?

If she or her family have a tambien ban (blue house book) for the properties all she has to do is be on one or more…with that you can use your Non-O visa to be registered at your local Amphur office to get a yellow house book and the Thai Pink ID card which makes life a little bit easier

and I told you kindly that she showed me her ownership which Is contained in her blue book its where she keeps it. I asked her what it was told me exactly what the biue book is and said "thais keep record of residence here and proof of ownership in it " I dont care what you kindly tell me I dont know who you are and all your comments in here are nothing but trolling just as useful as an Arschgeige. you are getting a little confused. A property has a Blue Book which lists who is registered at that property. All Thai citizens must be registered in a Blue Book somewhere.

But as I understand and was told by my Thai wife! all Thai citizens should be registered in some Blue House Book somewhere in Thailand. But you can never be completely sure 😅😅

so your wife still has a blue housebook. She can use this to register the house in the online TM30 system. Once registered, she will receive a Login-ID and a password. With these, you can always register yourself in the TM30 system when you enter Thailand coming from abroad. Mot Immigrations will onlyservice you if you are properly TM30 registered. . . . Your wife owning or not owning property, bears absolutely no weight for your application to a 90-days Non-Imm-O Family Visa, and the subsequent application to the 12-months Extension of the Stay Permit. Immigration will however want to see pictures showing you in front of your house and they will come for a visit to ask your neighbours if your marriage is for real. The Chanote title document that shows the ownership of the property the house is sitting on, will not be asked for by Immigration. Only the blue housebook of your wife is relevant.

PS. I’ve lived in Thailand maybe 6 years total and probably made 30+ trips there. And I’ve never done a TM 30 and as far as I know no hotels have done one. I’ve just lived at one of the houses.

If you were only here on 45 day exempt, you'd never have need for a TM30. Most hotels do it through their online system. They don't give you anything unless you specifically ask

ok.. Two years ago I went to Thailand with my wife and daughter ( also born in Thailand ) I got a Visa on Arrival, stayed for 45 days, went to Laos for 10 days and returned to Thailand. My wife’s niece did paperwork at NKP immigration stating I was living at my wife’s house. And returned to the USA a month later.

You had a visa exempt entry and not a visa on Arrival. The title documnet for land (and or house) does not help you. You would need your wifes Thai Id and possibly her house book (address registration).
