What should I do if my TM30 has an incorrect move-in date when applying for a spouse visa in Thailand?

TM30 problems!! Tomorrow I will go apply for the 1-year spouse visa. I'm currently on a 90-day non-O.

While gathering everything I need, I contacted my condo agent and asked him for the TM30. He sent it a few hours later and upon inspection I noticed the "move in" date was today, 23/10/24. Apparently they NEVER did a TM30 for me despite us having a conversation about it upon move-in and my wife and I were assured it would be done, no problem. But when I asked him for it today, he just made one up on the spot with the incorrect move in date.

So now, I am forced to go to immigration tomorrow with a rental contract that says I moved in August 10th and a TM30 that says I moved in October 23rd.

How screwed am I?

It’s normal. The app to file a tm.30 only shows a week history, so one cannot print an old report. Easier to just file a new one and print that one. I filed a tm.30 for myself a few weeks before an extension and assumed immigration could see it, but somehow they demanded I have a copy, so I redid it on the app right there and all was good.

don't worry. Your TM30 now is up to date, so Immigration will be fine with that, they can see it on their computer. Previous stays won't be taken into consideration

when I went to immigration office for my first education visa and I gave them my tm-30 from agent they made me pay a 800 baht fine. I'm never been quite sure why, but I think it was because I did not have on that one month stay at hotel in Bangkok. that is the only reason I can think of why I was fined... just be prepared. Doesn't matter one bit. No rule about not being able to travel around Thailand, or even outside of Thailand and coming back again, just because you signed a lease agreement for a home. Every time a tm30 is filed it is the only one that matters. It "cancels" any previous ones. It's only the latest that matters, and that it is at the home address where you are going to apply for the extension. You could have visited numerous hotels in the mean time and all of them would (theoretically) do a tm30 the day you checked in at that address. You just need to "check in" again with a new tm30 at your home address after that, and before applying for the extension. That's how it works.

So what your landlord did was just fine.

You won't have any issues or questions about that.

To add, many immigration offices doesn't care even if it's the same address as your lease, just the same province is good enough. And some don't check at all for the tm30.. But anyway, even at the most strict interpretation of it, you just need to have checked in with the latest tm30 on you, at the required address before applying. Date doesn't matter in regards to your lease contract. Not at all.

You could have been out of town and just came back. So thats why a new TM30. Just keep that as a possible explanation. But i guess they not even ask

Shouldn't be any problem at all. You cannot file a TM30 with a past date so every TM30 is for the date it is filed and replaces all TM30 from the past since it's a system about where you are now. Don't even say anything unless they ask, and then if they do just tell them you asked your condo for an up to date TM30 for your extension application.
