Do I need to submit a TM30 form for my accommodation on a Tourist Visa in Thailand?

I am due to fly into Bangkok, on a 60 day Tourist Visa which I am hoping to extend by a further 30 days. On arrival at the airport I see that a TM30 form must be submitted within 24 hours. I am staying with my girl friend who leases a Condo from her landlord, and as such I am not paying for the accommodation.

My question is under the circumstances, does a TM30 need to be submitted? If it is needed who submits it to immigration?

If a TM30 is not submitted initially, would it affect my submission to extend my stay?

I had a 30 day exemption on arrival and got a 30 day extension. The worthless Airbnb owner did not file a TM30. In fact, it’s getting more common now that a landlord or owner isn’t submitting; and telling the “guest” to file it themselves. Long story short, we got an agent to handle our exemption. They did whatever they did to get us the extension very easily with no interaction with the immigration office. Money well spent to save time and aggravation.

How do you submit the TM30 form, is there an online submission ??? Once form is completed or do you have to submit to local immigration office

you cannot do it yourself without either the landlords TM.30 account information (if they have an account) or setting up an account which will still needs a letter from the landlord a copy of their house book and ID which both need to be signed by them.

You're better off talking to the landlord and seeing if they will submit the TM.30. explain it can be done online without the need to visit immigration and only takes a few minutes to set up the account.

It can be done online. If the form is submitted by you, rather than by house owner, you need info from them though, like owner account info etc. On some ABnb listings now, the “host” says upfront they will give “guest” the necessary info but it’s up to “guest” to file the TM30. Ask your GF’s landlord if he is going to file it. It’s my understanding as well that if the house owner doesn’t file it within 3 days, whoever does eventually file it will pay a fine. You or the landlord; whoever files it, will pay the fine. I don’t recall how much the fine is. Good luck; I hope your landlord is on top of things and cooperative. You will either need a hard copy of the form to give to immigration or proof that the form was done online. My visa agent handled all that since I had no TM30.

The owner of the property would be the one to file the TM30, so your girlfriend's landlord would be the one who needs to file it.

Sometimes immigration asks for a TM30 for a tourist extension and sometimes they do not. If they ask for it and you don't have it, then you'll be fined 1600 baht and you also won't get your extension.

if you're staying at the same place there wouldn't be a new TM30. A TM30 is supposed to be filed within 24 hours of any foreigner arriving at a location.
