TLDR : Answer Summary
When living at your girlfriend or wife's house in Thailand, the owner of the property must file a TM30 with immigration within 24 hours of your arrival. You and the property owner need to visit an immigration office together with required documents like the blue house book, ID card, and copies of your passports. Alternatively, the property owner can register the TM30 online using government portals, saving a trip to immigration. It's important to always check with immigration if you need to re-register TM30 after returning from trips, as requirements may vary.

Should probably start by deciding whether you want to live in your wife or your girlfriend’s house.

What if you have the yellow book and a Thai ID card?

you still have to re-enter your arrival into the TM30 system if you come back from an abroad travel. At least that's what most immigrations will ask from you. You need to visit Immigration and ask them if they require you to TM30 after an abroad trip if you return to the same adress as before. Because some Immigration will require you to do so, while others will tell you that you haven't to

As Greg says except you dont have to visit immigration to get a weblink. Just find the official gov web site, she registers account, registers property, uploads copy of blue book and ID, and then registers your stay. Save and print the tm30 pdf.

and then there remains the question: does your Immigration want you to re-register a TM30 after an abroad trip, even if you return to the same adress as before? Some Immigrations want you to re-register, while others will tell you that you needn't do this. You will have to ask your Immigration how they interprete the rule

if your doing it online, then i would say yes always, as the law says you have to, and i would expect the AI element to flag an issue if your tm30 arrival date is less than your arrival in country date. Doing over the counter the IO can see its the same address and pass it anyway.

“I see talk about the TM 30 ,

Easy Peasy

Visit Immigration with your wife or girlfriend. She has to bring her blue housebook, and her Thai ID-card

She can file a first TM30 on Immigration on your behalf.

She will be given the Weblink, where she can register her House or Condo in the TM30 system. Once she registered, she will be issued a login-name and a password.

With this password, you and she will be able to register you in the system, each time after you have arrived at her accommodation, and there will be no need to visit Immigration

but if you are staying in hotels, then go to your wife's family's house stay there for a week and then start traveling again in hotels, do they need to do a TM30 for that week?

if you haven't any business on Immigration during your stay, you technically can ignore a TM30 registration in your wife's family home. However, if you need a touristic 30 days extension and visit Immigration for the application, you will find out if they care or not. I would say 90:10 they don't care and won't even bring it up, if you current stay is registered by the hotel

You can choose address at your girlfriends house, but don't tell you wife if you do.

You and gf go to immigration, with the owner of the house don't forget the bluebook! A signed copy of her or the owner ID card and a copy and signed copy of your passport then fill some papers then you get tm30 has to be done 24h after you landed as Brandon says.

Side note if you have applying visa before arrival your gf needs to write an invite to the house.

The same as anywhere else. The property owner is required to file a TM30 within 24 hours of your arrival at the address.
