I have a question. I am rent a apartment and I would like to extend my Exemption. The apartment owner has asked me to pay for 500 buht for TM30 ( NOTIFICATION OF RESIDENCE FOR FOREIGNERS.) is this normal to have to pay ?

I would get a cheap room somewhere else random for the TM30 and refuse to pay the landlord.

That's just bullshit, would not accept it. I would rather pay more for the one night rented room out of principle.

I agree . I told them I have spoke to immigration and i was informed by immigration they are responsible for submitting the TM30 form and i shouldn't have to pay . They have aggred to do it with out me paying now 😁

You can do it by yourself at the immigration but you need a rental contact, house book and copy of the landlord’s ID along with the entry stamp, and your passport

My condo in Samrong completes the TM30 every time I arrive. They said it’s free for the first 3 times and they might charge a small fee above that each year…but they never do

Period! But for peace of mind set up your own notification of residence with Thailand immigration and do yourself then your not reliant on anyone doing it for you and it's FREE!

The landlord is entitled to charge you an admin charge (same as a bank will charge you for a hard copy bank statement). Their obligation is to report your stay, not to produce a paper copy when you want one. But 500bht per person falls well outside of any reasonable charge (which most forgo). They can use the online system registering your stay from the date of filing, so no travel expenses or late filing charges need to be incurred. Ask for a breakdown of how they settled on a figure of 500bht, even 50bht for both would be ott.

It is not unusual for the owner to file the initial tm30 free, then to charge a small admin fee for subsequent tm30-which the tenant could file for themselves

A tenant can‘t file for himself on the online website without agreement of owner. I jd to ask my landlady for her thai id and housebook etc. and register a new account so I can file all my tm30 s myself

No it should not cost you anything because they should have already submitted the tm30 on your arrival as it's thai law. That being said if I were you I would have a chat with them first if you are wanting to extend your stay with them? If not then book yourself into a cheap hotel and they will submit a new tm30 for you and you can get a copy and use that for your extension

The home owner or the hotel by law have to register a foreigner in the TM30 system within 24 hours of the foreigner moving into the premises. If your home owner wants you to pay for the registration, he is acting illegally. He is required to do it for free. Visit Immigration, call your home owner and pass the phone to an Immigration officer so he can instruct your home owner about his duties. However, in case you are already late, over 24 hours, then expect that you will have to pay the fine, not the home owner

you are correct in that the homeowner/landlord must file a TM30 on each person staying there within 24 hours, but there is nothing saying they must give you a copy for free. Under bt50 could be reasonable, but not bt500.

No, the landlord is required to do it by law. Personally I would stick two fingers up to him and book one night in a cheap hotel/hostel where they will provide you with a TM30 and save you some money.

You are correct . Don't think they filed it . when I told them am getting a extension they said they need to put in a Tm30 and I need to pay 500 bht . 500 for me and 500 for my wife .
