Hi,

Is the landlord required to file the TM30 for us each time we return from overseas? So far, the rental agent and his company (one of the biggest in Chiang Mai) have told me I need to use their service because the landlord doesn’t know how to do it. They charge 1,500 THB per person, and with a family of four—and sometimes relatives or friends visiting—it’s becoming quite expensive over time.

Do you have any advice or insight on the TM30? Are we actually responsible for paying for it ourselves every time? Thanks a lot! :)

I was told TM 30 doesn’t expire as long as you still live in the same house, we renewed our lease and didn’t need a new TM 30 for the new lease. I went to Japan a few months back, and just went to the immigration office for a new TM 30 after I came back to CM.

Just get the landlord to create an online account, and allow you to file your own. Very easily done

A) I think its free at the immigration office

B) For price comparison, my condo does it for me for a fee of 100 baht

C) You can do it online

D) You can do it yourself, if your landlord provides you a contract, letter granting your permission to file the TM30, and signed photo of his ID/Passport.

At least that is the case in Pattaya.

EDIT: As seen in some of the other comments, doing it yourself may require photo copies of some other paperwork (chenute/deed, house book, I am not entirely sure what will be require).

In my area it is required to do every time I return from overseas. It is a simple form, anyone can fill it in. Make sure the landlord has a copy of the deed and the copy of their ID. It takes 10 minutes. You don't need to pay anyone. It needs to be done immediately after your arrival or the next day. Or you will be fined per day you are late. I think submitting TM30 costs 100 Baht at the immigration office. It is actually the landlord's duty to submit the TM30 to tell the immigration that someone staying at that address. So in theory the landlord should pay for it.

You shouldn't be paying for a TM30 registration if you're renting through a lettings agent, have they got all the landlords details?? If so, get the details and do it yourself, and stop paying them, they are just using it as a way to extract money from you, I don't think immigration checks for a "complete history" of TM30s anyway, if you need immigration services for whatever reason, as far as I'm aware they only check for a recent one anyway, sounds like the letting agent is quite happy to keep you in the dark, and carry on taking your money if you let them, if they claim they don't have the landlords details how are they doing the TM30?? unless they are registering you living somewhere else,(agents do that sometimes for people that can't get a TM30) they might not be doing anything at all.

As others have said it's the owner that is legally responsible and they would get a fine if not done in time, agree agent is asking way to much in Pattaya it's free or 100baht per person, as others have said you can go to immigration and register yourself and if you explain why you are having to do it they may speak to the owner if they are Thai

My TM30 issued by the landlord/ agent states the duration of the stay as per annual lease. The TM30 has been scrutinised, compared with the actual lease and stamped by local immigration office. I assume there is no need to issue another one whenever i return from local holidays staying in hotels or returning from abroad.

Get the documents required from your landlady and register in her name so that you can then upload your details and file tm30 yourself. It takes a few minutes and my landlady is delighted she doesn't have to do it every few weeks. Yiu can then file 90 day report on line with no problems .

you may be assuming wrong as my ifficexand others require new tm30 after each domestic stay that files a tm30 for you. You also need to do tm30 and have the same address when you file tm47 on line if that is what you do.

i never do a 90 day reporting as do not stay in the country for more than 90 days. The address however always stays the same being my main residence.

As long as you have long term visa,

when you go to get your newxextension many offices will notice you have not done 90 day report and could find you 2000 baht. If you continually leave the country within 90 days then it starts again when you re enter. If you apply fir new extension without up to date tm30 then, at best, you will get a ticking off.

If your in a long term rental, try and arrange amicably that you get access to the online account, and do any required entries yourself. I'm assuming the agent has already created one rather than them visiting the IO everytime.

to register an address an ID card and blue book are required, (copies uploaded). This gives a user id (email address) & site password. Whoever has the ID and password can create records and print pdf. Its the owner/landlord/mamager/housemaster's accountability to ensure its done, but any authorised person can take responsibilty for actually doing the reporting if they have the id and password.

maybe things have very recently changed, but you do need to report that you have returned from an overseas trip.

A re entry or extension of stay stamp doesn't exclude you from doing the TM30 in Chiangmai.

While not all Immigration offices did, Chiang Mai Immigration implemented the announced changes in 2020 (see link) - only need to file a TM30 on first arrival. I've not only confirmed this directly in person with them, I've filed 90 day reports in person and new extensions of stay using TM30s filed prior to having left the country multiple times.

If the owner doesn't know how to do it, then the OWNER needs to pay the agency, not you. The law requires the owner to file a TM30 for any foreigner staying at their place.

That depends on your immigration office. Some require it and some do not. You would need to check with them.

But I certainly wouldn't be paying anyone for a TM30. Tell the agent that it's a legal requirement for them to do it and you are not paying anything for it.
