Hi,
Is the landlord required to file the TM30 for us each time we return from overseas? So far, the rental agent and his company (one of the biggest in Chiang Mai) have told me I need to use their service because the landlord doesn’t know how to do it. They charge 1,500 THB per person, and with a family of four—and sometimes relatives or friends visiting—it’s becoming quite expensive over time.
Do you have any advice or insight on the TM30? Are we actually responsible for paying for it ourselves every time? Thanks a lot! :)
TLDR : Answer Summary
The post discusses whether a landlord is required to file a TM30 form every time tenants return to Thailand from overseas. The consensus in the comments suggests that the responsibility lies with the landlord to file the TM30 without additional fees charged to the tenants. However, there are various interpretations of TM30 regulations across different immigration offices in Thailand, with some expats suggesting that it may only be necessary upon initial arrival or after significant changes, like a new lease. Many commenters recommend that tenants do not pay the hefty fees proposed by agents for the TM30 service, as it can often be completed at no cost by the landlord or by the tenant with proper documentation.
