Is it common for hotels/airbnb's to submit a TM30 if you request it?
Or should I expect I need to get on a longer term lease before the landlord wants to bother?

Also in larger hotels they submit them electronically in a batch so you can't get a copy from them. This happened to me at Hua Hin Marriott. However the immigration office didn't ask me for it. In fact at Hua Hin you don't need to fill any forms except the address form for a 30 day extension. They will make the requisite copies themselves. Amazing service.

By law anyplace you stay must submit notification of your staying there within 24 hours, even if you are staying at a friend's house. They do not have to report when you leave, or report everyday you are there. Most Airbnbs don't do it because they don't pay taxes, and by doing it would flag them as avoiding taxes. They don't realise that when someone can not give a TM30 from them they are flagged as a tax avoider.

Everyone hosting a foriegner is required to submit tm30s by law. Most hotels do it everyday without issue. Airbnb is hit or miss, you'd have to ask the host.

Hotels will do it every day. Air bnbs usually will give some excuse not to even though they are supposed to. Probably to avoid declaring income.
There are great deals out there on hotels at the moment its a buyers market.
Do you know if there is any check out date present on the t30? I'm unsure if the accommodation has to be a long term booking to be accepted(for ED visa)
not sure about education visa, but for non-o and non-o 1 year extensions the office I applied to required a lease of at least 3 months I believe, but recommended it be 6 months minimum.
