Do I need to report TM 28 as a houseowner with a yearly visa in Thailand?

Hello. I just come back from Immigration Hua Hin.The three months ago I was living in Chiang Mai. When I arrived there, the houseowner in Chiang Mai made TM 30 and I went to Immigration with TM 28. Now back in Hua Hin I went to Immigration, prepared TM 30 and TM 28 again. I read many times, that EVERYBODY has to report TM 28 at Immigration in within 24 hours and as a houseowner TM 30. I have a non Imm Visa 50+. Today I was told by Staff number 1 first and from her boss later that a) a houseowner (I have yellow book) does NEVER has to make TM 30 if he comes back to the address in the yellow book and b) owners of a yearly visa do NEVER have to make TM 28, it is enough to make 90 days,

So as a matter of fact, in my passport my Chiang Mai address is noticed and this is no problem for Immigration Hua Hin. I like when it is getting easier BUT can I believe that?

This group is the only place I’ve ever heard of a TM28. In 5 years I’ve never been asked to fill one out or even seen one. I asked a friend of mine who’s been here many more years and he never heard of it either.

how many times have you moved here while on a yearly extension?

Some offices don't have you do the TM28, just the TM30 instead BUT other offices require you file a change of address form when you move to an address in their jurisdiction

A TM28 is a change of address form and it's commonly used when you're on a long term extension of stay issued from one immigration office and you MOVE to a new immigration office area.

Chiang Mai needed to pay for a new building so they got pedantic about obscure immigration rules to get the necessary cash to build. TM.30 was their most lucrative option.

I wonder what happens if you follow their explanation, and next year they say: We never said that, you forgot to report and have to pay big fine.

I am very surprised they say people with year visa do not have to report, only do 90 days.

Hua Hin is pretty relaxed on the TM30, and a friend of mine who lives there on a yearly extension and who travels out of the country regularly was told the same thing at the immigration office at Blu Port Mall.

He didn't believe them and signed up for the online TM30 program and now does his online when ever he returns to his house (which he rents AND which he has a yellow book on too :) )

Like everything else it differs very much how long it takes from city to city. For me to get it took months, my wife calling several times. Others say it took them very short time.

ANd you're not a house owner just because you have a yellow book :P ALL a yellow house book does is state there's a foreigner living at xxx address. A person renting can get a yellow house book if their land lord lets them
