Tm30 is legal responsibility of owner. But u can pay on their behalf if ur so inclined to support them further.

The 90 day reporting is to be done at the immigration office in person. Unless, their online systems work. No fee to complete this form. Just your time and energy going there, completing form, and returning. The TM30 is a separate requirement.
Can someone explain exactly how this works? So, if you are staying in an STR and you decide to leave for a couple days and return, you need to then file a TM30 upon your return, right? It seems the landlord is the one who needs to file it, not the tenant. Can we just file it ourselves or do we need to go through the landlord/homeowner?

Additionally, the fine for not filing the tm30 is to be paid by the landlord not the tenant by thai law. Bit when ur at immigration, they give u 2 choices, pay or be deported. They will not seek fine from Thai landlords.

unfortunately that is not true. The requirement for 99% of us has been withdrawn. Included in that 99% are those of us with Education, Business, non immigrant O and O-A and tourism visas. The list excluded from the TM28 is so extensive it is hard to find anyone who needs to fill one in now.
But if the landlord does not file the TM30 then you end up paying the fine if you need immigratuon services. So still up to you to nake sure TM30 is filed
You must file a TM30 every time you come back from abroad, within 24 hours since you crossed the border.

David Broadfoot Jomtien basically chased me away when trying to do it. He said if you go back same condo no need. I have pals elsewhere who got fined for not doing it. I am on BOI in Bangkok. It has never been done.

Alessandro Antonini. At most immigration offices, It's within 24 hours even if you've visited another province, not just abroad
my TM30 slip. Notified on Mar 23, 2020 after back from Jakarta. I have been to many places in Thailand ever since and never notified again. I extended my Visa last year in June and extended again 2 days ago. I also got a certificate of residence when I changed my car last Jan (TM18 needs TM30 here). All smooth.

Alessandro Antonini. It depends on a couple of factors, such as whether where you stay in another province notified immigration. During covid many establishments haven't bothered notifying, often if you stay in smaller establishments and pay cash they don't notify, many immigration offices don't bother about it, whereas some will even insist on a POA from the owner, so that a tenant can file. The parameters vary remarkably. However, when someone asks the question I think it's best to give the correct information, so they are prepared for a worse case scenario.

Yes, and if she owns where she lives then she should have done it. If she rents then her landlord should have done it when she told the landlord you were also living there.
