Can a tenant file the TM30 online in Thailand, and how does it work?

Hi

Many people here say that they do the TM30 themselves. Some posted that they use the TM30 online portal or TM30.io.

The TM30 form is for landlords.

A guest can do it probably when he show some documents from the landlord (copy of ID, Household registration book (Tabien Baan), letter of autorisation).

Filling out the form on your or landlord's name (autorisated by landlord's letter?

And how does it work online?

According the link below only landlords can register TM30 online.

I do the tm30 for my wife. registered with my own name. They wanted photos of her tabian ban and Thai id when registering. After that very easy to do yourself especially after the improvements recently.

Tm30.io is not the government recognised site for registering address, tm30. However, I registered with that site and all went smoothly by using my landladies details and my email address. However, when I came to do it again I was charged 500 baht for a copy if the tm30 that should be in your passport. In order to get this paper printed they gave me log in details for the genuine site after paying. I got the print out I needed but thought to myself that if I change the password I will be able to log in to register free of charge next time. That is exactly what happened and now I use the official site to register. My IO requires me to update tm30 everytime I stay away from my normal address even for one night in a hotel as they submit a tm30 registration for me. I also do 90 day reports on line and as has been said if the addresses do not match your application will be rejected. Tm 30 registration is instant but you can only get print out for up to 14 days. Tm47 took 2 hours to be accepted last time. It is quite efficient now.

TM30 is also for "house masters". If you own your villa or condo, you do it for yourself as house master.

IF your house owner will give you access to the account or permission to set up the account.

With the proper information you can do the registration online.

That would be logical since the account would have to be linked to real estate in Thailand.

yes must be in the house owners name and details.

I used tm30.io and got the passport and green book and rental contract from my landlord as well as a residency certificate. Everything accepted through the online portal, tm30 downloaded and used at immigration in Bangkok.

my wife never filed one the last time we ran to Cambodia for Angkor wat but i got my residency certificate which included getting one at immigration to register my motorcycle. We went to do our extension she got hit with the 1600 baht fine, which is no problem but she has anxiety so it wasn’t fun. So now I have the ability to file for us both every single time we enter Thailand immediately without having to rely on anyone else

Yes I had my lease agreement owners passport and Greenbook and filled out whatever field with the info it asked for. Was immediately sent confirmation

My renter had no understanding of the tm30 and is basically illiterate. I’ve completed them and submitted with a photo copy of the renters information at immigration.

You usually get all.the owner details on your lease agreement, if not ask for it to be added.

I‘m doing my „own“ TM30. I just asked my landlady to give me all the copies of her ID and tabien baan and everything needed to upload and registered the address with a new login account which I use. She was very happy and very willing to make me do the whole TM30 thing as a tenant, so she doesn‘t have to do it everytime I return from a trip from another province, which is several times in a month as I travel a lot. The only reason I always need a new TM30 is because I do the 90 days filing online. And then its important that the addresses in the system match orherwise you get rejected. I didn‘t know first and found out when I tried to do online 90 days and was rejected because the online immigration showed that my address was in another province where I was in a hotel for 2 nights.

You register an account with the landlord's details (tabian baan & Thai ID) but your contact details. You then have full control of the account at login with Username and Password. Once registered you add the address and the final stage is to add the foreigner details and arrival.

Every time after re-entering Thailand one must do a TM30 address registration.

As I will re-enter Thailand frequently during the next few months I can't always stress the landlord doing a TM30.

not everytime , you can do a TM30 for 12 months and use that for 90 day reports, even when you go out and backing again
