What should I do if my Airbnb host cannot file the TM30 for me due to being out of Thailand?

I had asked my Airbnb host who is out of the country and her property manager for a TM30. The property manager says he cannot complete it since he’s not the owner. So I sent the owner my passport info and other details so the host can input the correct info. The owner sends me this response:

‘I'm sorry to tell you that I can't open this website.Maybe because I'm not in Tailand. I've email the office,ask them wether they help us to do TM30?

If office can't do that,you may have to go to the immigration office yourself to submit the documents. I can give you the information of my house ownership certificate and so on.’

What is the correct protocol? I think she needs to figure how to do it online since she can’t come physically to the immigration ofce.

The owner can’t access the website/app overseas without a vpn. I also had the same issue and it worked once I did with VPN.

If you're staying in a condo the Juristic person can and should do the TM30 for you.

It’s been said already…. But I did it myself as well. Owner gave me copies of all the pertinent documents and his ID and I just went and did it. No issues at all.

It is the Agent/Owner's responsibly. I've never done anything shorter than a one year contract. However, on one occasion when I went to do my 90 day report, unknown to me, the agent had not reported. The immigration officer requested the agents number and called the agent directly. Informed her that due to not filing the TM30, there was a fine. The TM30 is required to be filed within 24 hours of your arrival. The agent was required to go to the immigration office on the owners behalf and correct the matter.

I am sure if you self report to the immigration office the officer will do the same, contact the agent and tell them to do their duty of reporting your stay. It is not your responsibility. Which is why immigration imposes a fine, many agents/owners do not fulfill their obligation of filing the TM30. Hold them accountable don't do their job for them or don't let them try and tell you it's your responsibility.

You can do it yourself, ask the owner to provide the documents to present at the immigration. The owner provides us her ID photocopy, lease agreement, proxy letter allowing us to submit it on her behalf.

If a friend has installed the apk for android there are software to copy it and install on other phones...

The restricting of apps to certain countries is troublesome as my country of citizenry thinks I must set it to that, and another to another, and thailand to... You can only change it 2 times a year or something like that. So be aware...

type in immigration Thailand, should be on there. No sure about Ios store, you also might be on the wrong country store if your payment method isnt a Thai card.

If you don't have a Thai card attached you will be on the app store associated with the country of your payment card possibly. Therefore apps that are Thailand ONLY, will not show up in your search results.

You can change this by editing your address and adding a Thai payment method to your account, it should then change you to the Thai appstore. It is well worth doing this, because things like Apple Music are much much cheaper on the Thai appstore.

I do the TM30 myself. The owner has given me copies of house owner ship paper, photo copy of their passport, with a little note saying I have permission to do the TM30.

No hassle. However, I have never gotten the website to work for me.

My landlord asked me to do it myself and some other posts on here also talked about this. It’s really easy. Just register and then add yourself into the system. But I have a one-year contract which I scanned in and submitted it when filing the TM30.

Please delete if this is not accurate. Just stating my own experience.

Correct! The TM30 must be filed while a person is inside Thailand, and it's blocked if a person is outside of Thailand.

If she does not have a hotel license (which is probable), an AirBnB may be considered illegal. If you're in Bangkok, and there's a month-to-month lease signed, you can self file the TM30.
