What should I do for my 90-day DTV check-in in Thailand without a TM30 form?

1st 90 day DTV immigration check-in coming up for this digital nomad. I am not on soft power and/or enrolled in any classes, and provided all financial proof on my DTV application that I am in no way a financial burden to the country (I'm receiving two pensions that put me over the threshold for a DTV). The 90 day check-in is in place as basically a way to verify one's address. I am residing in a guest house in Chiang Mai, an American friend of another American expats place. It's a nice place, and rent-free. The only caveat is that I have no lease or rental agreement, nor anyway to produce a TM30 for this place at all. Please do not lecture on how the property owner is required to submit TM30, I already know that, it's simply not gonna happen. I do not have any way to generate a TM-30, or TM47 for the 90 day immigration check-in. It is just not gonna happen, period. It has been suggested to me to book a hotel for a couple of days the night before, and the night after my check-in, so my TM-30 will be live & active during that window to be in compliance with this requirement. Does anyone know for a fact, not speculation or regurgitation of the property owner is required to submit TM-30 info, again, this will not be possible, full stop. I plan to book accommodation two days, print out receipt of stay and proof of TM 30 registration from hotel, produce US passport showing entry date, copy of my DTV, and full out TM47 onsite at the immigration office, (once I have all info about hotel I'm at at time of filing). Thanks in advance for any positive & productive advice based on actual experience. Trolls, keyboard pontificators and smartasses please don't weigh in if you don't have any real-world experience with this very specific set of circumstances. 🤘😎

There are hotels close to immigration that make you an TM30 for a fee. No need to stay there. And no need to stay several days. Book one day, ask for TM30 print out, and that is it.

The required papers for a TM30 is a copy of the ID card of the owner of the property, a filled in form, a copy of the "blue house book" of the owner. Both copies and the form signed.

So "a f-a-k-e contract" won't do it.

If your friend has a "yellow house book", then he can provide the papers above, and you easy get an TM30. He himself should register his house/flat at immigration via internet, and then can do all TM30s online via Web, or with the LINE app.

I paid 210 Baht per Night Last october when I was still on Visa Extempt.

They Sent me the TM30 Right the Next day After checking in (I needed it for driving school).

yes you are correct, get nice hotel for 2-3 days, you can call them in advance to find out about TM30 and when you check in ask them to give you copy of TM30 acknowledgement, take that with your passport to immigration office and submit the TM47, you can keep the visa copy but normally they dont ask for it, make sure you stay in the hotel till you get your TM47 done and receive the receipt from them.....

I went to immigration office once when the realtor that I was renting through told me that the owner would only do once.

I think I just needed my passport and the address where I was staying. Worth a call to ask them? It was easy.

If they require a lease agreement to do it, ask your friend to write a note that you’re staying with them?

I would agree about getting a TM30 from who ever you live with, this is a very important document to immigration, maybe your friend can draw up a lease agreement and have you sign it, then they could possibly generate your TM30 that way, or maybe just ask immigration for their advice without giving them all of your personal information. I mean, I have gone to the immigration office at CF many times, to ask questions, the guy that use to be at the desk on the left, that makes photos, he is very knowledgeable and never asked me for any personal information. He was actually the person who told me about the TM30. I was here for about 30 days last year before I even knew about a TM30. I was subleasing a condo, my subleaser ended up getting my TM30 from the landlord so I could be legit.

I think the 2 day hotel stay at 90 day check-in time will probably suffice for that specific requirement, a TM-30 from my current residence is not going to be possible at all. Follow on question: Given this compliance hurdle, I'm not sure the best way to pursue getting a certificate of residence so that I can purchase a motorbike, have it registered, insured, etc Thanks in advance for respectful suggestions based on actual experience

Anonymous participant no problem, this group can be viscous. So funny you mentioned this, because I am headed to the DLT tomorrow, preparing to purchase a scooter soon. I am really not sure what is the best way for you to move forward with the Residential cert, I do know they asked me for a hard copy of my DTV and TM30. There has to be an answer that will work.

Fly out and fly in again. Dont try to make something simple complicated. I always fly out before 90 days. Never bothered doing any reports in over 10 yrs.

The 90 day report is probably the least important document needed in Thailand,I know people who never report and when they re new there extension they just pay the 2000 baht fine so don’t stress over it
