What should I do if my landlord didn't file the TM30 when I returned to Thailand and I need to do my 90-day report?

Hey everyone, I could use some advice. My 90-day report is due in 7 days, and I just realized I forgot to have my Bangkok landlord file the TM30 when I returned from abroad now 83 days ago. I’ve been in this condo for a year, had two TM30s done before with no issues, but totally forgot this time. My first 90-day report was in person, and the second was online.

I know there’s a 7-day grace period for the report, but I’m moving to Bang Saray on Sept 16 for a month. I don’t know if it makes sense to do my 90-day report in person at the Bangkok immigration office if I can’t get a TM30 for my current apartment. I’m hoping my new Airbnb host in Bang Saray can file a fresh TM30 so I can submit my 90-day report at the Chonburi Immigration Office in Pattaya within the two days after I move in. If the host won’t do it, I could stay a night in a hotel there to get a TM30. Is this plan workable? Will immigration care that I didn’t file the TM30 within 24 hours of returning? Any tips or experiences would be really helpful. Thank you.

TLDR : Answer Summary
An expat is seeking advice regarding their 90-day reporting due in 7 days, noting that their landlord failed to file the mandatory TM30 upon their return to Thailand. They've had past experiences with TM30s without issues but forgot this time and are planning to move to Bang Saray soon. They are considering options for getting a TM30 filed with their new Airbnb host or staying in a hotel for the necessary TM30 filing. The individual is seeking clarity on whether their plan is feasible and how immigration might respond to the missed TM30 filing.

The landlord has to do the report EVERYTIME you return, or he didn’t do his legally part.

Bring in order at once instead of wasting time on facebook.

Get your landlord to file a new TM30 today and file your 90 day report online again like the last time.
