What should be included in the letter from my landlady for filing TM30 on my behalf?

We live in longterm rent, and are travelling around in Thailand many times within those 90 days. We have a rental contract, and our TM30 was made when we arrived in Th last year. So first 90 days made in person. We were in Khao Lak for a few days, came back to our house made 90 days report ONLINE although landlady did not file a new TM30. We got our second 90 days "granted" altough we spent some days in a hotel in Khao Lak. Now we spent 10 days in several hotels while travelling around, and of course our landlady can't always make a new TM30 every month. I don't want to bother her always with that. So tried our third 90 day reporting ONLINE and "surprise" we got rejected becaus wrong address in the "system". So now we have to to it in person at the immigration.

There must be a easier way to file a TM30 for foreign residents who live in rental by themselves online. I read I need a letter from our landlady that she gives us permission to file TM30 ourselves. Is that true and what should be written in such a letter?

Get the required documents from your landlady, house books, ID card etc and register her at her address on the system. Then add your address as her rental property. Then you can upload your passport and register yourself at your address whenever you want. 90 day report is quite easy to do on line after the first one but do the tm30 first. It does not matter how many tm30s have been done while you travel as long as the latest one matches up when you do 90 day report. This is what I do now and it takes about 5 minutes to do both and saves my landlady a lot of grief!

well everywhere I‘ve checked in, they always asked for an ID. And I always gave my Thai drivers licence where my permament address is given, I was told this would be best to do, obviously it wasn‘t the solution either.

I quite reguraly stay in hotels around Thailand that i know record the TM30 details, so probably 3 different temporary tm30's per reporting period. I have never had to update my tm30 for my house and have not any problems with the online 90 day reporting, as on the authorisation date my permanent tm30 reflects my 90 day notification. I was a bit worried on the last report as i ended up filing my 90 day on the same day that i would check into a hotel later. But the day after checkout i recieved my approval no problem.

Lucky you. Everybody keeps telling me that, they even report from outside their "resident" province while staying at a hotel. I have a permanent tm30 as well. Are you also living in a house or condo in longterm rental status?

i live in a house in my wifes name, but i took responsibilty for setting up the tm30 registration etc on her behalf. I say a permanent tm30 as both the checkout date and other end date are left blank. As long as a hotel or lodging fills those in on their tm30 when you stay they would expire and the permanent one from your home address should be the active one. If the hotel didnt enter a checkout date this becomes your new active record and would be a problem.

Your landlady may well be willing to give your her login details and you can file online yourself at any point in time. It literally takes about 3 minutes or less once logged in.

If not then you can get them to fill out a “power of attorney” form then basically gives you permission to manually file one on their behalf. You’d also need copies of their ID and “tabien baan” (the blue house book).

thanks. I have copies of her ID and tabien baan (its attached on the contract) as I need it in case of yearly extension anyway.

What you need to do when travelling around Thailand 🇹🇭 is get your thai partner book hotels in her name and let her check in you keep a way whilst she checks in and then you are able to do original 90 day report online as no new tm30 will be filed for you so can always use your original address 😀

I have same issue with this 45 year old rule. Were like dogs on a chain. Thailand is loosing people to other countries due to their sometimes difficult rules towards their number one source of income...farang!
