How do I report my address in Thailand if I don't have a rental contract?

I’m new to Thailand and new to the 90 days reporting thing.

I don’t have a rental contract, I’ve been staying at a few different places.

If someone could explain how to do it, it’d be very much appreciated. :)

TLDR : Answer Summary
In Thailand, compliance with immigration reporting is essential, particularly for foreigners staying on a visa. A TM30 form must be filed by the property owner if a foreigner stays overnight at their address, and it's required for the 90-day reporting process, where you inform immigration of your whereabouts every 90 days. Even if you do not have a rental contract, you can arrange for a TM30 through a hotel or guesthouse. It's also clarified that if you've traveled and returned, you may need to renew the TM30 to ensure valid compliance for your 90-day report.

Our landlord/housing development owner did a TM30 when we started living here in July (on visa exemption). We traveled to Hong Kong in the meanwhile and when we came back I asked if the TM30 needed to be renewed. He said no because our TM30 was registered until the end or our lease in January. Is that right? We recently travelled to Taipei and got the DTV, when we got home we did not bother him about the TM30 again.

So we need the TM30 for the 90-days reporting, then it probably should be renewed after we arrived home from Taipei?

it should be done every time returning

Does anyone know what is required if you own your condo and don’t have a TM 30?
George *******
Do you mean the Deed to my Condo as your reference to a Condo book?
Sylvia ********
@George ******
A house book, or Tabien Baan, for a condominium in Thailand is a registration book that lists the legal residents of the property, always blue for a house but some foreigners have yellow ones. But I read The only evidence of ownership for a condo unit is the condo unit title deed

@George ******
take your condo book as evidence of your address

If you have a reception in the building you maybe able to register your arrival online

Make sure you know the difference between a TM30 and a op day report. TM30 is required within 1 say of arriving at any address in Thailand to stay overnight, and is done by the homeowner to advise the government that a foreigner is staying there. Hotels do this each day for guests that check in that day. A 90 day report is a self notification that you must inform immigration where you are staying every 90 days you remain in the country. If you exit, the 90 days resets to count from your next entry date. You need a TM30 (initial report of where you are) to file a 90 day report.

Would I still need to do the 90 day notification if I plan to stay for 95 days?

is 95 days more than 90 days? :)

@Manuel *******
Yes but I still don’t know if this is a requirement or a voluntary thing to do. Someone might not have time to do it in these 5 days.

it's a requirement with a fine ! But think if one week late thet don't push that, but certainly necessary

I see. I just logged in to online reporting and it says there:

According to The Immigration Act,B.E.2522,the foreigner who has received a temporary stay permit and stayed in the Kingdom of Thailand over 90 days must notify his residence to immigration officer every 90 days.

I haven't received any stay permits, so not sure why should I report?

If you entered visa exempt or via tourist visa, you can only stay 90 days anyway even with an extension, so you must have some other way you entered that is allowing you to stay longer than 90 days, therefore requiring the 90 day report. If you are planning to illegally overstay for 5 days, then the 90 day report is the least of your worries.

I have DTV.

@Łukasz ********
then you have a stay permit. What do you think your visa is?
Pui *****
@Łukasz ********
you can do it a week before. You don't have to do it on the actual 90th day.

No need for a rental contract, but you'll need a TM30 filed. If your landowner can't supply one then just book a night at a cheap hostel or guesthouse that files TM30 for you. Get a copy of it.

pardon my ignorance but i have never stayed outside of a hotel in Thailand and never beyond 90 days but this time I plan to with my friend and maybe more than 90 days when I land there tomorrow. can you help me in that regard, please? what should I do? i am also not staying in Bangkok and directly going to ubon so it's okay if I book a hotel for a day within the first 24 hours and then stay at my friend's apartment? will that create any issues when I go file my 90 day reporting?
Henrik *****
Every houseowner / landlord is by law commited to make a TM30 within 24 hours every time a foreigner stay at their premisses.

Every foreigner staying 90 days in Thailand, has to file a 90 days report, first time in person at Immigration, after that possibel to do it online.

(A TM30 is needed for the 90 day report, and the easiest way, is to ask the houseowner to make a copy when they file the TM30, so they not have to search for it 80-90 days later.)

@Roman ******
dude you aren't even here yet, contact me again 11 weeks

@Wannikea ********
no for the first day if I stay with my friend (not in a hotel), will that cause any issue? it's regarding the tm 30 form.
Wannikea *********
@Roman ******
by law you are supposed to have a TM30 filed within 24 hrs of staying somewhere. So your friends landlord should add you to their TM30 filing for their address. Failing that just do what I suggested above. The TM30 should be filed in the jurisdiction where you'll be requesting immigration services such as extension or filing TM47 (90 day report).

PS... on the grand scale of things it's no big deal, but you'll need to file a tm30 to do the 90 day report wherever you are at that time.
