My understanding is, if you own the property and left Thailand for a short time then no,because you already have a TM30 and you're returning to the same address.
I did not do it in Jomtien as a tenant. However, my pal owns a condo and goes down and does it and they do not send him away. I went down once as a tenant and they chased me saying "No need, same address" 🙂 I have moved to Chiang Mai and they need it 100% - luckily my agent does it. Just need to message on "Line" and I get the PDF soon after.
Anonymous participant Check local requirements. They are all different. Even as tenant I did not in Jomtien going back to same address. In Chiang Mai it has to be done

The TM30 has to be completed within 24 hours of you arriving at accommodation. The landlord or owner of the property has to do this. Not the tenant of guest. They do this online
