Can a hotel submit a TM30 for a foreigner staying without a lease?

Hello. A TM30 question here.

I'd like to rent a hotel room for 6 months but since it's a hotel, I will pay month by month and there is no lease or contract.

Will the owner still be able to submit the TM30 and get it approved without a lease?

Or as a foreigner for me it's better to avoid long term stays in hotels and simply choose a condo with a real lease contract?

I hold a non immi visa with work permit, and soon I will approach a new yearly extension (June), so I don't want to run the risk the immigration refuse to extend.

I'm also under a BOI visa (Chamchuri sq.) and I heard rumours about the TM30 is no longer needed... But its still not clear.

Depends on the immigration office. Some allow it (Bangkok and Phuket? Maybe Chiang Mai) but most don't.

Try to consider renting a good condo. Some offers free contract. It will be worthy and owners knew how the papers/ documents work.

I am in a long stay Hotel and there is an App they use to Register me staying with them to immigration/Government etc. They have printed a hard copy of this for me both times I've been to immigration. This is effectively your TM 30 and I also bring my receipt to immi. Some of the lower end hotels 'forget' to register us thru the App but the higher service based Hotels are usually on-point.

If you are on a BOI company, Ask if they have an office that can do it for you. The larger companies usually do.

All LICENSED hotels should submit a TM30. By law, the property owner must submit a TM30 no later then one business day after a foreign starts staying at the property.

Thank you! So I can make the hotel as my new stable residence as long as they just sumbit a TM30.

I'll make sure they give me back some sort of tm30 receipt (as far as I know, that should be a screenshot of the submission).

That's correct! You will use one of the following three documents as proof of having the TM30 submitted. Ask the hotel for it.

Have used hotels for apartment rentals (Samkong Place for example). You can always ask if you are concerned but I had no problem. Good on you being proactive.

Some hotels won't file report,some people say because they won't pay taxes etc,either the bucks stops with you

It doesn't matter where you rent, the landlord has 24 hours to file your occupancy with immigration, the TM30.

It's not something that requires approval it's just notification to let immigration know where you are staying. If you move on the next place submits a TM 30. and so on.

sure. So it's ok to stay long term in a Hotel without a contract and under a non immi visa.

If the hotel submits the TM30 that is sufficient to record my new residence in Thailand and it can stay so as long as I stay there.

the onus is on your hotel to do it by law. If private accommodation your landlord is obligated to do it. Any hotel I've stayed in its never come up because Ive assumed they do it, if not it's them who are at fault and not your problem

If you’re staying in a hotel they’ll file a tm30 for you. Just ask them for a screenshot of their filing.

TM30 has a “start” date being 24 hours within arrival. There is no end date. If you move address you file a new one. If you don’t you don’t.

once when I renewed my visa, I had my rental contract and was sent ti the TM30 office to get the paper TM30 slip myself. If this an old rule and cannot be done anymore? Was at Chiang Mai immigration.
