Hi All,

Im sure this has been asked/posted before, but i land in Thailand 5th Jan with a confirmed DTV visa but what are the requirements of the TM30?

I will be landing and staying a night at a place then move to look for a rental for 12mths. But before then what to do?

Appreciate a simple response.

Thanks 🙏

TLDR : Answer Summary
When arriving in Thailand with a DTV visa, the TM30 form, which registers your location with immigration, needs to be filed by your landlord or their agent. It must be submitted within 24 hours of your arrival at your accommodation. When renting, ensure that TM30 registration is part of your rental agreement, as not all properties, including Airbnbs and licensed hotels, may handle it correctly. After your landlord files the TM30 online, request confirmation of this filing for your records, as it's integral for future 90-day reporting requirements.

TM30 registers your location with immigration. When you need to report the fact you’ve been in the country for 90 consecutive days (90 day report) you use the immigration office that serves the location you registered with the TM30.

That’s the link between the two things.

I’ve used AirBnB places that do register TM30 and some that don’t.

I’ve also used licensed hotels that should, but don’t.

If you’re renting long term, one of the requirements on your checklist should be TM30 registration.

It should be done within 24 hours of your arrival in that property and the latest online method of registration that your landlord will probably use only allows access to the filing for a short period of time (7 days maybe?) so once your landlord has done it, get a copy asap, scan it, keep it, print it out when you need it.

It is the owners responsibility to register you for TM30. When you rent a place the landlord or their agent should do it for you. Just add it you your list of requirements for renting a place. Most decent agents do it for you these days. If it is not part of the package maybe do not use them as what else are they taking shortcuts on?

if im hotel/Airbnb hopping, every week, there would never be a submitted form ever to Immigration though?

My assumption is that they require this & for a DTV every 6mths or re-entry?

If the Landowner does this for you on your behalf, how does one know which office?

Anonymous participant in any location there will only be one Immigration Office for that district. The landlord or agent should give you a print out they receive from the Immigration Office and keep it with your passport. Same as with the 90 Day report if you do one. Immigration usually staple it in your passport.

Anonymous participant Hotels will submit even if you stay 1 night. You will need a TM30 in most cases for a 90 Day Report and will need for DTV extension incountry. Leave country and re-enter then TM30 not needed for coming back in.

Great Help.

To confirm if this is not disobeying any rules; If at least one TM30 is lodged from when i arrive, until the 90 days to lodge the next?

Ideally I plan to have a rental by the 3mths im here. Determining now i want that city or beach life, PHT or BKK.

Anonymous participant You need to do the 90 Day report at the office your TM30 is registered at even if it was just registered the day before.

I find most Airbnb hosts don't do it...not sure why not. It's pretty easy online. Ask them if used

They do not do it as they are not paying tax and do not want to attract attention. It is also illegal to rent out for less than 30 days if no hotel license.
