How do I file a TM30 as a tenant in Thailand if my rental contract states I'm responsible?

Hello im renting an apartment for a year with perfect homes (chiang mai) and I am in thailand withthe dtv visa.

The rental contract says that the owner is only responsible to file tm30 for the first time and everytime i exit and come back to the country it is my responsibility to file the tm30.

I read online that says its the owner’s responsibility to do it. So my question is- How do i go about doing it as instructions are unclear everywhere, some says i can do it online, some says i need to go to the immigration office.

8 yrs. in Thailand. Never did a TM. myself - yes you have to report your address with the proper documents within 24 hours of moving (call that a tm.30 if you want (likely it is).

Rental agreement, photo copy your land-'lord' ID signed and blue house book signed (by property owner) - immigration 10 minutes, your done.

You likely have all this information already. just check your rental agreement. and additional paperwork attached. everyone should have submitted there IDs and signatures.

if the TM.30 is important to you (when potentially needing any service with a local Thai Immigration Office) and your current location isn't helpful, just find a new place to stay that would be helpful and specifically ask about their TM.30 details before staying/renting/signing/booking....

Didn't realize a rental contract supersedes Thai law. The owner is LEGALLY REQUIRED to file a TM30 within 24 hours when any foreigner arrives at the property. Even if it's the same one as before. A rental contract doesn't change that legal requirement.

But actually getting them to do it is another matter, so you'll likely need to figure out how to do it yourself.

They are getting lazy, I would ask them for a copy of the Thai ID card and copy of the blue book then you can register and do everything online

555 as a legal document that thing has 1000 holes. That said, get the owner to give you the TM30 website login and password for the address so that you can submit your future updated TM30s. They can change the password after your tenancy ends

They are fking lazy to update tm30. I suggest u to find another house who can update tm30 whatever u need. If u go fill manually u will be lost half of the day at waiting immigration. Updating the tm30 is only 5min job

Yes, I updated by myself, just go to immigration. Also if you have a thai driving license you can use it in the hotels instead of passport and sometimes you don't need to file TM30 more times.

Your Thai DL has your passport number, so that will not work. Maybe you are thinking of the pink ID card

I use the driving license and usually they didn't register me. Maybe they register the license number, I don't know.

Also, the TM30 is easy to fill using the internet web page and can do it by yourself (with the approval of your landlord of course)

Not Chiang Mai but when I had to reregister myself in Jomtien I went to Immigration and filled in a form. There were no documents to supply except passport copy. I do not know how it works in Chiang Mai though. I have seen agents offering TM30 service here.

Cheers. I just moved to Chiang Mai from Jomtien and it is a whole new set of requirements here. I will speak to my agent about doing it. Her office is same Soi as where I live.

OK - Jomtien changes its practices with the wind. In 2003 I went to UK. Had to reregister TM30. Went to Vietnam Feb 2024 - went to reregister and basically chased "No need no need". Went to Vietnam again April 2024. Went to do 90 day July - nothing said about not reregistering TM30 in April.

Anonymous participant no that person is crazy. I have rented from perfect homes a few years ago. Don’t overthink this and don’t worry about a tm30. You only need to worry about a tm30 when you need to go up to immigration. If you have no plans to go up to immigration don’t worry about. Most hotels outside of tourist areas don’t even do the tm30. My friends landlord refuses to do a tm30 so once a year he pays an agent

Oh I believe they have a small office in the back at the airport immigration that will do the tm30 for free is what they are talking about. Next to the printer/photo place in the back. It was like 18 months ago I had incomplete tm30 and the immigration officer sent me back there to get a correct tm30. Maybe that is what they meant. Still would only do it when it’s time to see immigration. Crazy owner would just not update it.

yes, any stay where you maybe paid a hotel will register you anyway, meaning you will need to redo.

Bloody hell that is a pain in the ar5e. I will speak to my agent. Registering TM30 was one of my requirements as part of her service. She has to do it as the owners she deals with are mainly overseas.
