Can I get a 30-day extension on my visa exemption even with a 6-month condo contract in Thailand?

Heyyyy :)

My 60-day visa exemption period will soon expire and I want to go to the Immigration Office for a 30-day extension. I have a question about the TM30 document that need to submit for the extension application. I signed a 6-month condo contract (because I planned to do one visa-run) and haven't actually lived in others places in Thailand for those 60 days than my condo. Now I'm wondering if the immigration officer will be suspicious if I give them a TM30 with a "from-to" date and he sees 6 months (I don't know if a landlord can just give me a document where he put only one month, maybe its an option) and they won't grant me an extension due to the recently tightened rules. I'm wondering if a safer solution would be to book a hotel for a few days and request a TM30 from that hotel. But then I'm wondering if the immigration officer has access to my residence registration history in the system and can see that I have no history for those 60 days except for this one hotel. Does anyone know how this registration system works in practice?

TLDR : Answer Summary
The user is seeking advice on extending their 60-day visa exemption by 30 days at the Immigration Office and has concerns about the TM30 document requirements. They have a 6-month condo rental but have not lived anywhere else in Thailand during their stay, which raises questions about potential scrutiny from immigration officers regarding the length of the rental. Comments from the community suggest that it is unnecessary to overthink the process, and that providing the TM30 document will likely suffice for the extension. Some users recommend not disclosing the long rental term, proposing that the user consider staying at a hotel to avoid complications.

You'll get your first extension without any problems. The problem will be with the second one if you really want to stay there for at least six months on a visa exemption.

You planned to stay for 6 months, so why didn't you obtain a METV, which lasts for six months?

I didn’t plan it at the beginning, I decided to stay for 6 and rent a condo when I’ve already been in Thailand on this visa exempt. But I’m thinking to apply for METV during this visa run, to be sure that they will let me in and maybe stay longer in total

On a TM30 the from date is mandatory the until date is not, just leave it open. After 90 days you need a TM7 and then every 90 dyas but this only form Longer term visa possible

She doesn't stay for 90 days straight and the form you mean IF she could stay for more than 90 days straight is TM47.

I would not tell Immigration that you have a 6-months rental contract, since you arrive on a touristic visa-exemption. A typical tourist does not rent a condo for 6 months. You'd better move into a hotel before you apply, and use the hotel's TM30

yeah I think that would be smarter. I know people who had condo rentals like this at TM30 and they got extension anyway but that was before they announced stricter regulations

it doesn't matter what time duration of your condo is, just have your most recent TM.30 with you for a Tourist Extension on your free Visa Exempt Entry Stamp ( ผ.60–ม.17 )

Have ever heard of the Kiss principle? Keep it simple stupied (that word applies to me). As Brandon tournette mentionner, just go to Immigration, bring your TM30 and if there is à problem, they'll let you know and what's needed to correct it. Thaïland wants and needs tourist that obeys their laws.... that looks like you

No worries

They gladly take the forms and money. And stamp you 30

You're way overthinking it, especially for a simple tourism extension. Just bring your TM30 and fill out the forms.
