Is it easy to rent an apartment in Thailand with a DTV visa?

When you get the DTV - is it simple to rent an apartment - I heard they require bunch of stuff that some are hard to obtain like a bank account.

Anyone have experience with this would be greatly appreciated

We’re on the DTV. Upon getting a place to rent, we paid rent via Wise until we got a bank account. Wise is very easy to sign up for. It transfers our USD to our Thai bank account within a minute or two.

I think most landlords wouldn’t care how the money got to them as long as they get it. The only thing you might run into is I’ve noticed a lot of locals don’t know what Wise is. I used it to buy a car and the guy had to take a day or two and make sure it was legit lol.

All we needed was the security deposit and passport info.

I will say, just do your best to get a great landlord. There’s a lot of people here who have experienced pretty bad landlords and it can be costly. We held out on signing any paperwork until we got to meet our landlord in person to make sure all was good ✌🏻

I lived here for 12 years and worked as a real estate agent. Never ever have any client had to show what visa they hold or had to have a Thai bank account. You only pay the full years rent if you looking for a lower monthly rent price, standard is 1 months rent + 2 months deposit. Anything else is someone trying to take you for a ride. You do need to provide a copy of the ID page of your passport though.

Very easy to rent and easy to buy an apartment too if you wanted. There are millions of non Thais in Thailand in part due to the ease of living Inc renting. No need for references or background checks just have the cash to hand.

A bank account can be easily opened via an agent. Renting an apartment is not that hard on any visa. Provided you have the cash then finding somewhere is a simple process.

You will, hopefully, soon learn that there is no one ‘it always works in this way’ in Thailand. That goes for individuals, businesses (like banks), government departments, and immigration offices/officers.

The ‘bunch of stuff’ that any landlord might want from you will differ from person to person.

There's a specific list of countries they will issue a debit card and Thailand is not one of them. So you would need to be from one of the countries that they do issue it for and apply from there.

for me (Australian) it took about 5 minutes to sign up. They even send you a debit card (arrives in two days if you're in Thailand/lose your card there). The card gives pretty good international transfer rates, I use it for all my ATM withdrawals.

I know people from the UK, EU, and US with the card too, just don't know what it's like for everywhere else

You can rent a place on any visa.

All you need is money. And Thai baht cash is usually always acceptable. Otherwise if they prefer bank transfer you can just wire it in internationally.

Some rentals will even take crypto

I think the conditions are not visa type-specific. They can basically ask whatever they want (within the scope of rational things) and freely accept or reject you.

I have rented a few here. Copies of passport pages are all they have taken from me over last 8 years. As long as the money lands in their account for deposit and monthly rent they do not seem to care. As a side note my 5 landlords have all been Westerners.

it's probably easiest just to pay an agent to get the account open. It's not necessarily impossible to DIY but it has got a lot more difficult recently.

we went through a realty company (Cornerstone in Pattaya) to rent our condo so we worked directly with them and they worked with the Thai landlord. We just needed to show our passports and visa.

It depends on the owner. Some accept cash, some accept international transfers, some would rather get paid from a thai account. It also depends on the city where you wish to rent, owners may get picky based on the demand.
