How can I apply for a DTV from outside Thailand without a rental agreement?

Hi how does this rental agreement work if we are wishing to apply from outside Thailand for a DTV? I dont have a rental agreement because i need a DTV before i can find a house and rent for 6 months

Some help clarifying this please 🙏

would definitely recommend Jakarta. Not sure if they have switched to the eVisa system yet. They were going to do so in October but had a delay due to some issues. If they are still accepting in-person applications, get there way before opening (at least a half hour). Expect to wait between 3-5 minutes for each person ahead of you in the queue (some problematic people take 10+ minutes). They only allow a certain number of people in the lobby, so if you are too far in the queue, you’ll have to wait outside until there is space. Good luck!

where is the least demanding country to apply this visa from, in terms of having the 500k in the bank but maybe not the 3 - 6 months of bank statements. ive heard Cambodia is pretty flexible. has anybody had any luck with this?

Book a cheap hostel on Agoda for 6 months, choose the pay later and free cancellation option. And cancel once approved. Your card won't be charged in the pay later option, you just gotta cancel before the pay date.

Malaysia requires 6mths of accommodation booked, other embassies in SE Asia are fine with a just a hotel reservation for a few days. Malaysia is the most demanding country to gain approval for the DTV.

I went to Thailand with a tourist visa and just got a rental agreement. Stayed for 90 days then left. Or just get a reservation agreement and pay xxx amount to the Agent to reserve the condo and agree to pay the full amount at xxx date Also a scanned copy of my passport and the condo owner’s Thai ID, as well as a digital copy of the rental agreement.

This works if you were already in Thailand and can just apply at a nearest foreign embassy.

It was walk-in. I asked them if the documents I provided was sufficient for approval. Nodded and said it’ll be ready in 5 days.
