Hello,

I'm applying for a Digital Nomad Visa (DTV) in Thailand through the Vietnamese embassy.

Could someone please clarify the requirements for proving my stay in Thailand?

Specifically, I'd like to know:

1. Can a condo contract serve as proof of stay?

2. If I use a hotel booking as proof, what is the minimum booking duration required?

3. Do I have to show return flight as well?

Thank you for your assistance!"

TLDR : Answer Summary
The requirements for proving your stay in Thailand for a Digital Nomad Visa (DTV) may vary by embassy. Typically, a condo contract can serve as proof of stay, but it may be necessary to include an owner certificate as well. While some expats report that a return flight is not always required, others suggest it might be requested depending on the embassy's policies. Hotel bookings can be used as proof, but specifics like minimum booking duration might differ, so checking with the embassy is advisable.

Yes, a condo contract is definitely a proof of stay but you may need to provide also the owner certificate. They may ask what date you intend to return or they may ask you for a flight ticket. It is often different requirements in different embassies or you could apply online.

- That states “current location” not location in Thailand. As you know, you can’t apply for this visa while in Thailand. Many embassies have moved to the e-visa system, and therefore #3 is to prove that you are actually in the country that the embassy you are applying through is. So is you are applying via the consulate in Hong Kong, you need to show your hotel details for Hong Kong, or entry documents into Hong Kong, etc. #3 isn’t really a requirement if you are applying in person at a consulate, because you being at the consulate is proof in of itself that you are present in that country.

current location is a separate matter.

just my experience: Vientiane asked me where my location is in Thailand.

just need an address for the first night. They won't check. TM30 requires your hotel (or similar) to report anyway.

- it isn’t a requirement everywhere, that is why I am confused. I have a DTV since August and didn’t show anything to prove stay in Thailand, except on the form it asked for an address and entry date, but no documents.

Hi. I recently did it. I gave them a copy of my lease in Chiang Mai. No return flight needed. I get the feeling is all they care about is how much money you have.

i holding a a student visa for 1 years now .. If I will apply for DTV wouldn't it be questionable for them seeing I was already living in Thailand for 2 yrs ?

I honestly don’t know. I was on a non B which I had cancelled a few days prior to going and told them I quit teaching to focus on my consulting business. Which is all true.

No. I've been living in Thailand on various non-B and non-O visas and will apply soon. Why would they care what visa you've previously been on?

The only time I'd be careful is if you've overstayed previously, especially recently. If you've held an agent assisted education or agent assisted volunteer visa, maybe as well. Otherwise, should be no issues.

I have a condo, I want to sell condo contract for 500 baht. Do you think there is a market for this service?
Tim ***********
@Deepak ******
There is NOT a market for this because it's illegal. Don't do it. You don't need a lease in Thailand to get the DTV visa.

How long you think it takes before the same people recognize the same address for the 10th time.

@Deepak ******
you mean let someone use your contract to get a visa?

I will write a fresh one year contract for people to use to apply for their DTV visa.

@Deepak ******
That would make their DTV application illegal. you do not need a rental in Thailand to obtain a DTV. You would also be in breach of your visa regulation, not worth the risk for 500THB.
